Last year and in years before: $2500 - $3500 a month (except Dec-Jan).
Since rates have started to climb early this spring: $2000 - $2500 a month
I do this full time and have only TCs and lenders as clients. (No SSs.)
I am First Call for all loans in my county and the next one. My TC clients leave me a voicemail saying that they will hold the job for me until I call them back.
