Live and learn ... about title companies
Did signing for title company in Feb. of '07 of both borrower and seller (this was my 2nd transaction ever for that tc). When payment wasn't forthcoming, I contacted them only to be told file not yet closed and I'd get my monies when concluded. Several communications through the ensuing months -- nothing. Earlier this week, while searching public records, found deed to that address was recorded on 9/24/07 with same 2 principals. Emailed title company info -- with no response. Just got off the phone with tc. Principals did not close with them and they are also in shock and have no monies to disperse.
Guess I'm proverbially out of luck. Should've gotten written agreement with title that I get paid regardless of whether or when or who closes loan.
