Ga. Witness on Deeds
Does anyone know how many witness's are required for deeds in Ga.? Can the Notary be one if more than one required?

A deed in Georgia requires one witness plus a notary. The notary and the witness cannot be the same person.

A GA attorney must also be present at the closing
Otherwise you are engaged in the unauthorized practice of law (a criminal offense)

Not when the signing is in Florida.
I have never had a problem with signings for GA property in Florida. GA's Supreme Court decisions can only appertain to the state of GA.

Can you see a GA attorney traveling to Florida to be present at the signing. What if the signing was in CA? Hmmm I can see the closing costs including RT air fare etc. for a GA attorney to travel all over the states to be present at closings when GA property is involved.

Correct - doesn't matter where property is, only where
signing occurs.

Should add unless she's dual-commissioned
which, based on her location is a distinct possibility - if that's the case she CAN'T sign in GA...
But then again, suppose it's just a signer coming to a notary with a deed for notarization - can she notarize that?
