Richmond Title Update

I finally got paid, did the job Nov. 10th, 2008, over 4 months to get a check out of them and this one has a different address for Flex agents signing team, it's 3220 tillman drive, suite 301
Bensalem PA, 19020
anyone got news on them? this is too wierd. two different addresses?

and this is another company that gets on my nerves

by calling themselves ".....Title".... and they're a SS not a TC.

If a company is NOT a TC then don't use any part of that name....its very misleading ...perhaps even illegal?!

Ah, another way to squeeze the BO and the NSA out of more money. I wonder if the Affiliated Company Disclosure Form says that the title company and/or lender owns the SS that is supposedly charging the actual cost of the NSA to the BO.

Typically I'm seeing $175 - $200 on most Settlement Statements and yet some SS tell me that they are actually getting only $125-$150 from the title company. Another undisclosed profit center ripoff for the BO. It almost sounds like making Unemployment payments via debit card so that the disadvantaged can get charged fees by the banks for getting their Unemployment benefits converted into real money. It's coming to your state real soon if it isn't there already.

I saw a 3.75% loan fee recently. Over $40,000 down the drain. The BOs have scores in 790 plus range and lots of income and money in the bank. Are we back to the days of Ameriquest and their abusive practices?

Richmond Title ha! I just got a call from them Friday. Their "rep" is bad for so long, I gave them the instant NO answer. It is rather sad that some folks are so bad for so long you can remember their company names "right off the top of your head."

We usually will do theirs for $65 and I get about 1 a month

Just kidding!!! We refuse their closings too, for the obvious reasons. Happy closings! =p

Wow, No operating License in WA for Escrow,

Sounds like they are in a heap of trouble, I see this is from 6/07, but it may just now be catching up to them. $22,750 Fine, WOW!! that's alot of money for a company to absorb in straight losses. I wonder what other states they could be in trouble with.

FASS uses some from either India or the Phillipines, not sure, they call to try and hold your hand. I'm like over it with that, I've been doing this for almost 6yrs. with 3000-4000 closings under my belt, so I've been around the block a time or two. Ah, I must be doing my job somehow or I wouldn't have stayed in this business this long.
