I have a closing tomorrow and when looking through the docs I see that there is a non-borrowing spouse. However, the NBS is on the note.... is this normal? I don't do a lot of these, but usually the NBS is not on the note, are they? Or am I wrong about this.

Note/no. Mortgage/yes. Unless you hear from hiring party, I'd do the signature page of the Note w & w/o NBS signature so I didn't have to go back because this time they chose to do it differently than normal.

Provident is VERY particular. Get specific instructions from the hiring party or you will undoubtedly have to go back out.

Is the property in a trust? If so, they may have her sign in her capacity as trustee only. I've seen that before where the husband signed twice, as himself, then again as trustee. The wife signed only as trustee. Also the capacities were clearly stated under the signature lines. This is a stretch, but ya just never know...

I was looking at the docs on-line. After printing the docs the names were on the mortgage, not the note just as they should be. I am embarrassed.... such a rookie error. But sure glad you all are here to help when I need it.

I've done hundreds of Provident Funding loans. I still get a little nervous when sitting with the borrowers, hovering over their signatures and the way they write their dates, consistency being the focus.
I had one loan kicked back because Mrs. Borrowers signature on the name signature affidavit did not match that on the DOT and Note.
They were on their way to the airport to board a plane for Outback Canada for fly fishing. In a hurry.
Held up their loan for two weeks. We had to resign on their return so loan did not fund.
You never know what's going to be an issue with Provident. So picky. Picky Provident!
