I am a full time Notary Signing Agent incorporated under the name Burrell Closing Service Inc. covering the Metro Orlando and Central Florida Area (primary area: Orange and Seminole counties; secondary area: Lake, Osceola, Polk, Volusia, and Brevard counties).   I do not sub-contract work to others.  If you hire me, you get me.  I have been a Notary Public for over 27 years and a Signing Agent since April 2003 with more than 8500 real estate transactions closed to date.  I carry a $1M E & O policy.

My experience includes both commercial and residential loan closings for purchases (REO, short sale and traditional buyer/seller), refinances, HELOCs, HECMs (reverse mortgages), and construction loans. Attorney-in-fact and Trustee closings are no problem and are handled per lender instructions while abiding by all Florida notary statutes. I am comfortable with all types of loan packages and will review all documents with the signers, referring any specific questions to their loan officer or title agent if the answer cannot be found within the documents.

When service requires travel to many of the resort hotels in the area, a surcharge is billed to cover parking fees.  This charge can range from $10 to $45, depending on the hotel.

Covid-19 information:  I am continuing to provide service during the pandemic while following CDC guidelines for the safety of all involved.  I am fully vaccinated as well as receiving the booster, while continuing to wear a mask and utilize hand sanitizer and sanitary wipes as necessary.  Social distancing requirements are followed to the best of my ability.

**************************************************************************************** General Notarizations (VIN verifications, signatures on loan modifications, affidavits, wills, POAs, Notices of Commencement, lien releases, etc.) performed at a rate of $10 per notarization plus a travel fee.  My base of operations is in the 32803 zip code (the Colonialtown neighborhood in Orlando). Travel fee varies depending on location, time involved, and volume of notarizations required. No travel fee charged if you travel to meet me at a time/location convenient to me.

Witnesses are the responsibility of the document signer.  Please review your document(s) for witness requirements and limitations before our appointment so you can make arrangements to have witnesses available as appropriate.  If your document(s) require two witnesses, only one may need to be found since Florida laws allow the notary to sign as a witness as long as the witness signatures are not being notarized.

Identification is required for all notarizations.  Be prepared to discuss the type of ID you will be presenting so it can be determined if your ID meets the requirements of the Florida statutes.

Apostille or Notarial Certification:  I can assist with this process.  Apostilles  and Notarial Certifications are issued by the Florida Secretary of State and the Florida Division of Corporations. 


I-9 forms:  I will complete I-9 forms as an "Authorized Representative" of the employer, not as a notary public as no notarization is required on the form.  If the employer requests "certified copies" of the IDs used to complete the form, I can produce an "Attested Photocopy" of each ID.  Since this is an authorized act for a Florida notary, the attested photocopy would include my signature and official notary seal.

Payment is due at the time services are rendered.  I accept cash, checks, and credit/debit cards.  Credit terms for businesses is net 15 calendar days.  An invoice will be provided.

PLEASE NOTE: Florida notary statutes do not allow signatures to be notarized if the document is blank or incomplete. All pages of your document must be present at the time of notarization, including any referenced exhibits.  If the legal address is not actually printed on a mortgage or deed of trust but is referenced per the attached Exhibit A, then the completed exhibit must be included in the package.
