• I will confirm the assignment via telephone or email with each borrower, upon receipt of agency's confirmation e-mail.

• During the communication to the borrower, I will explain the documents required at the signing, including a thumbprint.

• I will direct the borrower to the lender to answer any questions prior to the signing. I will respond to neither  financial nor legal questions. I will remain an impartial witness and will never discuss the conditions/terms of the loan to anyone.

• I will follow all instructions requested by the lender, title or signing service pertaining to all specificities in the execution of the loan documents and all post-closing instructions.

• I will provide the borrower with copies of all documents provided to me via Federal Express, UPS or as instructed.

• I will review all documents received and will notify agencies immediately upon discovery of issues, including a borrower refusing to sign prior to leaving the closing table.

• I will call agencies requesting a completion status prior to leaving the closing table, and provide courier and tracking information.

• I will ship or schedule to ship the document package within 12 hours of the next business day of the completion of each assignment.

• I will email an invoice to the appropriate agency by noon on the business day following the assignment.

• I will complete a W-9 after every first assignment with each agency. 

• As a bonded and insured signing agent, I guarantee that any errors or omissions will be corrected and returned in a timely manner.

• I will strictly adhere to all notary laws in the State of Florida.
