Lender (husband) uses TC, who uses Lenders wife SS. Yep, happened to me this week.

Really Really questioned this when they called me because I work direct with this TC all the time.

Had a signing last night that did not close. Borrower refused to sign the DOT because it had their residence listed as a Second Home along with a 2nd home rider. This property is NOT their 2nd home, it is their primary residence and the ONLY piece of property they own. There was also no RTC in pkg. Title said to adjourn after we could not reach lender.

This is rescheduled for today and nothing has changed. Borrower told me that they have to do it that way because he works and lives (in a rented efficiency appt part of the time in AR. I am not understanding this. Lot's of people work in a different state and refi their primary home in another state. This makes no sense to me. Just trying to understand this logic. Borrower isn't too happy, but said they will go along with it.

We all close loans from different brokers and lenders, who then sell or transfer that loan to usually a big gun lender. What happens then if a notary does not have the correct BGC when it is transferred? Probably nothing but just sayin. This could be a trickle down effect.

Most borrowers have been told who its being transferred to, so that means the broker or small lender already know. Does this apply to them also?

Me: “Many of our notaries like working with you. Can you tell me why? What do you do that is so good?”

Zee: “Notaries are intrigued by our system, our technology. We try to put it in order in our edocs. About 95% of our closings will require notaries to print out. We get things done in a timely manner. Our website is easy to logon to and provide a service. We also try to give notaries work within their area– within 20 miles.

I do instruct notaries that they can contact our scheduling team and get them to the lender as needed if there is an issue at a closing. Someone is always available. I do ask notaries not to discuss any specifics of docs with our scheduling team.

We give notaries a score 1.5 to 3.5. 1.0 is the best. If they earn a good score they get more work or a raise. Their score includes completion time–including dropping the package at FedEx; quality of work: if there is a signature missing, that would be a defect. Confirmation-turn time is also important. The fee they charge is also part of that. A good fee for us is $65, and another $20 for edocs. A refi might be $90. I pay my national companies $125 for a signing; I would also pay that to a good notary. I have to have a loan assigned to a notary within 2 hours. I let the notary tell me what fee they want. I can’t guarantee them they will get many orders at, say, $125. But if I build you a profile today, I will put you at the top of the page. Our site will help you build your profile. There is no fee to do that. We call those who say $85 before those who say $125.

When we look on #'s site we may look by zip code or by city, but lately we are limiting the notaries to those who are NNA or Lexis-Nexis background screened. Those background screenings are the best.

We give instruction sheets. If there is something specific the client wants, we put it on the instructions.

We usually do not hire notaries who have fewer than 2 years of experience (fewer than 500 loans). We absolutely would hire a new notary with experience in a financial area. Any experience with the mortgage industry. Sometime real estate people have good experience. We close loans all over the country. We have a quiz or test that we give first if a notary wants to sign up– about 10 questions. You have to listen to something before– various questions about situations: they look at a video (2-3 minutes) and then answer questions. They have to get all the questions right. ”

Msg #487239 I looked back on my confirmations from MIS back in January. The verbiage has NOT changed at all. It has always said "if the loan does not close you will be paid a trip". This is nothing new. I ignore it, because I think I have had 1, maybe 2 in as many years not close. I bill them 1/2 fee and I always get the re-sign. I think its fair and have no problem with it. As long as it covers my print and travel, I'm good.

So frustrated with an o/n modification sent to borrower

Borrowers go to Regions Bank to get notarized. They won't do it, so they call me. I offer them 2 choices and 2 fees. 1. Only notarize docs 2. Go over entire pkg with them. They chose #2. Get there and of course they have questions so I end up going over the entire pkg. Sweet elderly couple. How could I not? Didn't ask for anything more. This past Sat, the borrowers received a letter and a new set of docs and called me. The letter has 6 reasons why the pkg was denied the first time. ALL 6 reasons were Notary related. So, of course the borrowers call me to do the entire pkg again. I said NO and only NO because I wanted to SEE and KNOW exactly what I did wrong. They understood. I went over there on Sunday to read the letter.

Borrowers give me the LO's phone #. I call and call on Mon and Tu. Voicemail all times. Finally today she calls me back. I asked what I did wrong and ask her to email, fax me the doc that is wrong. She then tells me that it was not a notary error, the borrowers were supposed to sign and get notarized BOTH sets of docs and send them both back. Huh?? The letter said nothing about that, it was all Notary error related. They are trying to blame the notary and it just infuriated me.
This poor LO got an earful from me. I told her that I did not appreciate being put to blame here. I told her that it is so wrong to send docs to borrowers who have not a clue what they are signing as they didn't even know their new int rate. Had they sent the docs to me, with instructions to have 2 sets signed, it would have been done correctly the first time.

Now I have been to these people's home 3 times, umpteen phone calls and got paid $6 for the 6 notarizations I did the first time around. Now I am having 2 more sets signed. I can't ask the borrowers for any more money. They are as frustrated as I am over this. I'm just venting, but it sure makes me mad at US Bank for the way they handled their customer and I let them know it. I also called the lady at the bottom of their letter and told her the same thing, but she said she can't say a word because I am not authorized to talk on the borrower's behalf. BS I let her have it also. She finally said she's is ending the call since she couldn't say anything. LOL
I did come home on Sun with a bag of homegrown tomatoes. LOL

and the entire loan pkg, inc title docs was right at 56 pages. This was a USDA rural loan for low income. He's right out of college, some student loan debt and a car pmt. Small home but adorable, and the pmts including taxes and ins is 1/2 of what rent would be. How can government loans be a much smaller pkg than the big guns and others we see? It was easy peasy.

last night at 10pm. It is still scanning and its 3:30 this afternoon. It is at 97% and has been there since midnight last night. My question is... Does it scan each and every email? In my junk email acct, there are over 4,000 in there, 3,000 have never been opened and says unread. If this is the case, then I need to delete a LOT of emails. Thanks
 
 
Question.. A friends son is trying to buy a foreclosure

from the VA. They found a lien against the property. Does anyone know if the VA will just pay the lien off or will they take they good ole time and try to get the previous owner to pay it? What kind of time frame is he looking at here as far as closing on this? He has a date to close of 7/25, but the lien showed up today. I haven't got a clue on what to tell the mom. She is upset.

Like most of us we use our printers for personal stuff also. I am printing out about 25 pages of something and want to cancel the job and it will NOT cancel. So now I have 25 pages printed that I can't use. How do you CANCEL a job. I've hit that darn button 50 times. Frustrating.
