I have been a notary for over 12 yrs dealing in all types of mortgage transactions including re-finance, buyer/seller transactions, va loans, reverse mortgages, etc.   I am currently certified as a Signing Agent through National Notary Association.

I can receive packages either by email, fax or delivery.  I am available Monday thru Friday from 9am to 8pm; Saturday from 9am to 2pm.

New App from Signature Closers

Did anyone receive an email message asking to download a faxback app from Signature? This app is supposed to make it easier for the notary so we won't have to run home to make sure we get the faxbacks done in a timely manner and the title company will have them right after the signing is complete. And there is a verbage where 100 credits will be given. So, wondering what kind of charge will there be after the credits are used?

Would like to hear from any of you that have used TS new phone app. Is it working for you, are you getting many assignments, is it user friendly, etc. I have an older phone that doesn't accept apps and not sure if I should invest in a smart phone just so I can get TS assignments.

Notary Responsibility

I got a called from a ss asking to do a buyer only signing. They said the package was medium size and the buyers were the only parties going to be present at the signing table. When I got the 202 page package I noticed that there was a form called Waiver of Lien for a Contractor to sign and notarized. I called the ss to see if the Contractor was going to be present and they said they did not know and suggested that I was the one who would have to call the title company to find out. Called the title company and they said it wasn't their form and that it must be the lenders form.

My question - Is it the notary responsibility to go through all these hoops to make these calls to make sure everyone is at the signing table? What responsibility does the ss have in all of this?

I am turning this signing back due to this plus the large package for the fee I am getting. But, going forward I would just like to know how far a notary has to go to get the job done.

Your thoughts are appreciated.

Got a call from a borrower. He said that he is refinancing a home out of state and needs a couple of docs notarized. The mortgage company has sent him the docs. This is the first time I have received a call like this directly from the borrower. Has anyone else been contacted directly by a borrower to notarize mortgage docs? I have always worked through a title or ss company for this type of work. A little learly but maybe I shouldn't be. Your thoughts please.
 
 
No Docs

Got a call from a ss a few days ago offering a signing in my area today at 5PM. I accepted andwent through all the pre-signing requirements such as calling the borrower to confirm, etc. Last night I emailed the ss to find out when the docs would arrive. They emailed title asking the same. Well, today waited all day for docs, tried calling and emailing ss to see what was going on. No answer. Called borrower to see if they new if this signing was a go or if it had been cancelled. They hadn't heard. Now it is after 6pm and nothing. Is this a usual way for a ss to conduct business???? Both the borrower and I could have been doing something else today than sitting around waiting for nothing. Comments please.
 
 
Help Needed

I have a re-fi closing in 1 hour with a 45 minute drive. Received the docs late last night. This re-fi involves a trust. Both husband are in the trust. Michigan Law states that the wife has to sign the mortgage doc. With package there was no where for the wife to sign. Tried reaching the SS and TC but they aren't in yet. What would you do - go or cancel?
