Reverse mortgage

What would you charge for a reverse mortgage including printing and faxing or scanning the entire package back? I guess my fee was too high since I got the "I'll have to get that approved" and then didn't hear back. Too bad since the company has a good reputation and the signing was fairly close to me.

Did anyone else get this letter from Title Source?

"We’re in need of an updated background check from you from either NNA or Lexis Nexis to continue working together. If you don’t have either, we advise you to take the NNA because at the beginning of next year, that is the only one we will be accepting, as will the five major lenders. We won’t be able to send you any more signings until we receive your up-to-date BC.

You can get the NNA here. Click on “Become an NSA,” and you can select either option, however, we only require the certification exam and background check for $99. Upon completion of the background check, you can email or fax verification to me in the form of a screenshot or your status or certificate of completion. Thanks!"

How To Understand and Summarize APR to a Borrower

I realize I may get slammed for sharing this, because I do NOT try to summarize the APR on the Truth In Lending document using any of the difficult to understand definitions provided by lenders. I hope this ends up being helpful to at least some of the newer notaries reading this site, because I know it causes a great deal of confusion for many new notaries and nearly every borrower.

APR was created so that people could shop for a loan and easily see which company had the least amount of closing costs for the same interest rate and loan type (30 year fixed, etc.). That is what I tell people rather than the full and confusing definition because that is what really matters. It is a lot easier to look at the APR when shopping for a loan than to go thru each lender’s fee list and try to add up all the fees they will charge, especially since they don’t tend to show every single fee when you are shopping online.

How it works is a little confusing, and you have to understand it may not be correct. The way it is required to be calculated is to assume the borrower will be financing all closing costs, which is not always the case but is most often the case.

Here is how it works. Let’s say lender one has a 30 year, 5% fixed rate conventional loan and the total loan charges, including all fees and discount points, etc., end up being $2,500.

Lender two has the same loan product, and the total charges end up being $4,000.

The borrower wants a $100,000 loan, but for the purposes of how the APR works we have to pretend that that amount includes all fees even though the lender with higher fees would actually be lending the borrower $96,000 towards the amount owed on the property compared to $97,500 the other lender would lend. (Note: This does NOT include any prepaid interest or escrowed taxes and insurance that they may also add to the loan amount.)

I have a loan calculator, so it is easy for me to determine that the monthly payment on a $100,000, 30 year fixed rate loan at 5% is $536.82 for principal and interest.

To figure the APR, I just input 360 for term (there are 360 months in a 30 year loan), $536.82 for
the monthly payment, and then for lender one I input $97,500 for the loan amount, because APR is based on loan amount minus fees ($100,000 - $2,500 fees = $97,500). I then hit the interest button and get an APR of 5.22%.

Now I do the same for lender two, except for the loan amount I use $96,000 ($100,000 - $4,000 fees = $96,000). I then hit the interest button and get an APR of 5.36%.

The lender with higher fees will show on their web site that a 30 year fixed rate conventional loan at 5% has an APR of 5.36% and the other lender will show on their web site that their 30 year loan at 5% has an APR of 5.22%. This is supposed to clearly indicate to a borrower that they would get the best deal on a 30 year loan at 5% by choosing the lender with an APR of 5.22% vs. the lender with an APR of 5.36%, so if you tell them like I do that it was meant to be a way to shop for a loan and easily see which company had the least amount of closing costs for the same interest rate, the light bulb will come on above their heads and they often will thank you and say that they will try to remember that for the next time they get a loan on a property.

I emailed asking when it would hit MO/KS as I need to buy a smart phone before it happens. Anyone wanting to continue to do Quicken loans thru TS will need a smart phone, and need to keep a very close eye on it as mentioned in previous postings. I sure hope that once this starts I can reply quickly enough, at least once in a while! (Sigh) Here was there very quick reply to my email (I left off the name of the person and their title, since I didn't ask if I could post this information but think everyone should know):

Hello,

Today, apple just announced a new line-up of iPhones. If you are planning to get a new phone, you should wait until after September 20th when the new line-up is released. The Apple 4S (the model that came out in 2011) will be completely free on a new contract or upgrade. Also, they will have an iPhone 5C which will be priced as low as $99 on a new contract or upgrade.

iPhone is the most user friendly smart phone and if you do not have much experience with smart phones, you will find that it is fairly easy to learn all the basic functions on an iPhone.

The mobile app is expected to be available nationwide toward the end of this month or some time next month so this will be a great time and opportunity to purchase a new phone.

How to print all pages on legal size with Brother HL-5370DWT

....and how not to print all pages on legal size paper.

I verified they wanted all legal for lender, could do mixed letter/legal based on .pdf size for borrower's copy. So I unchecked the "print by .pdf size" and changed it to "none," then unchecked the "Auto-Rotate and Center" option that appeared because it was centering the letter-sized docs on the page and they didn't want that, then changed settings to legal sized paper, and none of the pages ended up centered correctly from left to right. The left margin was too big, print was cut off on the right side. Couldn't find an option to just center left to right on page (?)

My solution that ended up working was to put legal paper in the letter tray and go back and check "print by .pdf size." I don't know if there are other solutions, but thought I would share this in case it has happened to other people.

If you have another solution for this problem with the same printer, please share! Kind of a pain to have to switch the paper in the tray, but at least everything looks right now.

Mine wouldn't let me in this morning thru Outlook and I got a pop-up saying to access it thru the web. When I did it showed an alert saying an unknown computer had tried to log into my account and asked if it was me. It wasn't, so I went thru the steps to add a 2nd layer of protection, including for Outlook and my apps.

Another reason I like Google email over others, besides that it allows me to send larger files that most other free email accounts.

So, if you have a gmail account and haven't gone thru the 2nd layer of protection steps, I highly recommend it, and if you are looking for another email account, you may want to consider gmail.
