Should have been $100K not $80K. This increased his proceeds by $20K. getting $102K. He sent the lender the correct payoff 3 days prior to closing. This was an investment property in California with no RTC. Could not get LO. We did not close and the LO called him after the fact and said he should have signed. I suggested signing but without a RTC I did not know what the remedy would be to correct the HUD upon funding. The obvious would be that they would take the 20 from his proceeds and give to the trust. We are going to close today. Should he have signed yesterday? |
| | | Borrowers come to table without a requested copy of ID Posted by snoopdogMs at 8/29/2013 6:09:00 AM | It doesn't happen very often but is very irritating when it does. I met a borrower at a coffee shop at 10am yesterday. When we sat down, I asked to see ID and for the copy that I had requested. He said I did not make the request and that he is pretty good about business affairs. Hm.mm. Fortunately, after the signing, he was able to go less than a half block to a business that was his friend and make a copy. As we were departing, I asked him out of curiosity did he still have my message on his phone. Sure! Feeling confident, he put it on speaker phone and started the message. Bamm! there is was.."you will need a copy of your drivers license". I had even asked for it when I spoke with him to confirm our meeting. Blush...grin.., |
| | | Baked the HP3005 formatter board at 350 for 8 minutes Posted by snoopdogMs at 7/26/2013 12:23:00 PM | My back up HP3005 laser jet printer was totally down with certain issues. After reading many comments in various legitimate sites by high techie folks, the cure could be by baking the board for 8 minutes at 350. I had nothing to lose. There are many comments on how to do this, not hokie pokie. It seems that there were some soldering issues especially with this model. All I can say is that it WORKED!!!!! Just search baking the formatter board. |
| | | Printing issues with one title company only Posted by snoopdogMs at 7/26/2013 9:07:00 AM | I had a closing last evening that it took 1 hour and 15 minutes to print 62 pages of a 131 packages. I was finally able to squeeze about 100 pages out. The HP 3005 would say data received and then get hung up on processing and print 1 page every 2 or 3 minutes. I can print from any other company or any other format without this problem. I turned the printer off, computer off and did everything I could. Borrower ended up printing the rest of package. Right after I left the house, my daughter called and said the printer spit the remaining 30 pages out in normal fashion. This morning I tested the printer with other packages from other companies, other attachments that are not packages and it prints normal. What is the connection between me and this company that could cause this problem. I have had slow printing with them in the past, but this time was a nail biter. |
