Here's what would-be home buyers can expect when attempting to qualify for a mortgage this coming year.
Despite predictions to the contrary, mortgage rates have hovered at historic lows for three years now. After the Federal Reserve spooked the markets last summer over its intentions to stop propping up the mortgage and bond markets, the 30-year fixed rate spiked, to an average of 4.6 percent. But by late October it had fallen to 4.1 percent, according to Freddie Mac. (Editor's note: It is back up to 4.6 percent this week.)
Improvement in the economy will boost rates but probably not before mid-2014. Many forecast that 30-year fixed rates will be above 5 percent by then. Guy Cecala, publisher of Inside Mortgage Finance, however, says he thinks rates will bounce around 4 percent — give or take a quarter-point — for a while.

Good morning.
The new background check rules are in place for the "preferred lenders" signings through Fidelity & Chicago Title. According to their compliance department many of you have submitted your background cert but didn't go into your profile and click the box marked "show my listing on signingagent.com" so you still aren't approved.
If you are background checked though the NNA, please go into the NNA website, log into your profile, and check a box marked as show my listing on signing agent.com. This will let Fidelity see your profile & IF you have also submitted your release form, (if you have not done so, please request one and I will send one to you if you do not have a copy). If your background check is though Sterling, as far as we know there is no further step for you. Like I said, thank you for cooperating with this new change. If you do not get all of this done, it will be harder for us to give you work.

Now this is a new wrinkle: The only way that a NSA can have a profile and be listed on signingagent.com, is to be a MEMBER of NNA and their Signing Agent Section, both of which have membership fees.
This is what I wrote back:
I have an NNA Background Check & Certification, but I am not a member of NNA. To have a profile and be listed on signingagent.com, a notary has to pay to be a member and pay to be listed as a signing agent.
This is the response from the SS:
If your certificate is not showing up on signingagent.com Chicago and Fidelity Title will not be able to use your services for most of their Lenders.

Dear NATC Approved Notary,
Effective December 1, 2013, all notaries conducting signings for us will be required to have a current background check, renewed every 12 months, on file with North American Title Company or with the signing service company. If a notary does not have a current background check on file on or before December 1, 2013, they will no longer be allowed to perform signing/notary services for our Company.
North American Title will ONLY currently accept vendor background checks that comply with the Certified Signing Specialist standard adopted by the Signing Professionals Workgroup. You can find the list of standards at signingprofessionalsworkgroup.org under Background Screening Standards. Individual notaries can obtain this certification through the NNA (National Notary Association). Other background check vendor acceptance will be based upon the lender’s specific requirements.
Individual Notaries: If you have previously had a background check done by the NNA or from a vendor meeting the certification standards, please forward that certificate to daunkst@nat.com . We will verify this information and note you as an approved notary. This option only applies to Northern California offices.
Notary Servicing Companies: Any notary company that has been approved by NATC must agree to require a current background check for all notaries who will provide services to North American Title Company PRIOR to scheduling the signing appointment. When requested you will need to provide proof that each notary or independent contractor you utilize has been background checked by either submitting the NNA certification or having the background checked through “The Source” or “Sterling Info Systems”. You will also need to return the attached Background Certification to daunkst@nat.com along with an updated notary application. If you are not able to comply, your company will be removed from our approved notary company list.
All: If you have not submitted your insurance declarations page to us within the last 12 months, please do so now to keep your approved status current.

The closing was at his office and the conference room table was a poker table, complete with fabric center and drink holders. Not surprising that it was an Internet business. |

ACKNOWLEDGEMENTS AND JURATS
An acknowledgment ensures that the signature on the document can be trusted by the receiving agency. Many important documents, such as recordable documents, loan agreements, and powers of attorney require acknowledgments.
A jurat (verification upon oath) requires the signer to be compelled to truthfulness regarding the content of the document. The signer is required to take an oath/affirmation before the notary in order for the receiving agency to trust the signer¡¦s statements within the document. Jurats are often performed on affidavits and depositions.
For both acknowledgements and jurats, the following must be true:
„Ï Signer personally appears
„Ï Signer is positively identified
For a jurat, the signer must swear to the content of the document.
Acknowledgements are more widely used, particularly within the context of a loan signing. Its main purpose is to positively identify the signer and verify that the signer signed freely.
Jurats must be signed in conjunction with an oath or affirmation being administered. |

Posted by LynnNC at 10/11/2013 11:43:00 AM | I filed an extension on my tax return, which is due next week. For about 10 years I used a CPA firm last year their fee was $800. I really don't want to pay that this year since my income has been cut drastically with the rise in interest rates.
I would appreciate input on what program to use.
Before I had the CPA prepare my returns, I used Turbo Tax a couple of times, but entering the 1099 info was very time consuming.
I want to make sure the program allows me to deduct notary income from self-employment tax. |
