While searching for something else using Google, I ran across this website, and these two specific pages, of a well known signing service company. This particular SS company currently has a 1.25 rating in SC, mostly for lowballing offers and slow payment history.

I just thought that some might find a few of their business policies enlightening, as some have expressed concern about charging full price to SS companies that schedule appointments, then either cancel at the last minute or end up with no-signs. I thought that perhaps this low rated company’s policies may have something to offer when thinking about drafting your own business policies.

Q: What are the Fees for Service?

A: Rates for service start at $84.95, which includes travel, 2 notarizations, and about 15 minutes with the Notary Public.

$84.95 FOR TWO Notarizations!! This is the same company that calls trying to get me to accept $20 for a $50-$75 job when the actual hiring company calls me directly. And they pay me within 15 days, not 45+ that this company is known for.

This is not for a loan signing, for those they want NSA’s to accept $35-$65, according to the comments in SC. If they charge that for 2, what are they charging for refis with 8-15 notary seals?

Their cancellation policy for loan signings is another area that NSA’s might benefit from if they adopted a similar business policy (see info on the next linked page).

Ever wonder why low rated companies seem to be the ones that call for last minute signings so often? Maybe, like this one, they actually advertise to TC’s and others that waiting until the last minute is acceptable. Remember, in sales, you get what you ask for.

The whole page is incredible considering how this company treats NSAs, but some highlights include:

* Their $24.95 (min) charge for loan signings that cancel MORE THAN 2 HOURS prior to the signing appointment and 100% charge if canceled within 2 hours or less. This type of policy might ought to make some that now agree to a reduced fee for “No-signs”, “canceled signings” (with or without notice from the SS companies), or “refusals to sign” because the numbers don’t match what they were told, type of signings, reevaluate their own business policies.

* This companies payment requirements; if not immediate payment, then max of 15 days before they begin charging 9% late fees. This one made me burst out laughing, literally, since they sometimes take 60+ days to pay NSA's according to SC comments.

* And their charge for additional notary acts not disclosed prior is a great business rule, only they should be willing to accept the same rule from any NSA, IMO!

I’m not specifically naming the company because I want the pages to be active for as long as possible, in case they decide to either take them down or change them due to the publicity. As we all know, many SS companies do not post their fees openly, or make it difficult for anyone to find such information without placing orders with them.

BO has to send in post dated check but HUD says already paid

I haven't had this type of situation in over 7 years in the business. I wanted to see if anyone else has and, if so, is it just me or does this seem .... very odd?

I have a refi signing tomorrow with special instructions for the BO to write a post dated check (30 days out) for their "escrow advance" for the new loan. The HUD shows the initial escrow amount being funded (nearly the same amount) as part of his settlement charges. There is also an additional line, in the exact same amount, for an "interest free advance for escrow setup". $2,150 to SET UP an escrow account??

If it is supposed to be an escrow set up fee that he is paying them for separately (via the PD check) from the loan, how can any lender then include that fee in the actual loan amount that is being financed? Or, am I just totally confused today?

When I confirmed with BO, he expressed some reservations about having to send in a post dated check but said his understanding is something along the lines of they (I'm not sure who the "they" is in this situation) would be paying him back (i.e. I write a post dated check to them today and they will write me after the loan funds)?

The whole 'pay twice today and we'll repay you once later" thing sorta reminds me of J. Wellington Wimpy (a.k.a. "Whimpy") offering to gladly pay you Tuesday for a hamburger today with an extra special twist.

I can't find anything within the loan docs that refer to him providing any post dated check or their agreement to repay him for any such payment (post dated or not). Besides the whole "send in a post dated check" thing seeming odd to me, the fact that, in TX, everything must be in writing for loans over $50K (no oral agreements) makes this "special instruction" request seem even more odd to me. It almost seems as though he may be being double charged for the escrow setup fee

Anyone else run across a similar situation?

This lazy company sends out texts instead of actually doing any work for the cut of the NSA's money from the TC's and they DO NOT bother to respond OR take you off their text list when they have been told repeatedly to do so.

For them, I would demand $150 for a refi that was within walking distance and that they pre-pay me. A company that does not respect the NSA's wishes to either be called or left alone is, IMO, not worth the effort to work for and probably would be one that you would have to chase down your money from. TheBestNotary(dot)net is FAR from being the best signing service in my opinion and I wish they would take me off their list! I do receive text from some companies, but those are companies that will respond when I text back and they are not low-ball seeking companies as this one seems to be.

To them I say, you are a signing service, you want to take a cut of the NSA's money (i.e. have the NSA pay you instead of charging the TC for your services) THEN WORK FOR YOUR CUT!! Act like a business and PICK UP THE PHONE TO CALL US! STOP with all the cattle calling texts!
