I was paid prior to the signing appointment and a fair fee. Per my conversation with Lynn Durand, she receives her payment at the time of accepting the assignment and feels it is fair to also pay the notary at the time of the confirmation. Just got a call from an SS to do an esign

Says they have one lender that only does esignings. All you need is a lap top and an air card. They sent me a video on it. I have a bad impression about esignings from NR. This particular SS seems to think esignings will be growing in 2014. Any recent experience or other thoughts?

have to check their web site to see if there are any new closings available in your area. So, if you check it periodically you will probably miss out as closings will pop up and be taken in minutes. The alternative is to keep your eyes glued to the site from early morning to late evening - sounds like a lot of effort so that you get the chance to scramble for a closing. They used to be my number 1. I'm thinking this business is in it's "dead horse" phase and I'm not sure I want to beat it any longer.

They sent a small check along for my time, I just hope it doesn't take all day. I'm being called to verify that I did see the client sign and notarized his signature. I'm sure they are going to ask if I thought the client was competent to sign to which I will reply "I am not a medical person but I did read it to him and he did give his approval", and as to the form of the doc signed to which I will reply "it has all the information, lines and spaces necessary for me to be able to notarize it, beyond that I did not judge it." Not sure if I can request more funds in this case. What do you think about any part of this?

where despite the slowness of the business right now, I decided to turn back a closing due to lack of payment for a previous closing. The following is a copy of an email I sent to both NationsDirect (2 stars) and Old Republic Title (3 stars). I've blanked out info about the BO.

I appreciate your response but not your policy of making notaries wait up to 60 days to get paid - disrespectful and not acceptable. How do you expect to run a business successfully when you treat the people who actually go out and do the closing so poorly? I have not received any payment on:

2nd inquiry 12/4/13

3rd inquiry 12/5/13


I am going to look up Old Republic's email address and send them a copy of this email. In addition I am going to "turn back" another Old Republic closing I have from you - I do not want to take the risk of being "stiffed" on two deals. I will hold off involving them to see if you want to wire the funds into my account ASAP for both closings (averages out to 30 days which is about right). The reason it is ASAP so as to give you time to find another notary to do the upcoming closing - the BO should not get "stiffed" as well. Regardless of the outcome, I will not accept another closing from NationsDirect and will report all this on Notary Rotary (which you probably could care less about). I will be waiting for a short while - but in reality I can just envision your mirth as you watch some peon from the hinterlands struggle to get paid.

Guess what, I received another closing for the same time period at a higher price. I did send a copy of the above to Old Republic, but it probably will not make any difference. I called the BO and told her I would not be coming and someone else most likely will call. I expect to be criticized for accepting a signing from a 2 star but went with it because of Old Republic's 3 star rating - and up until an hour ago I had no prospect of any other business. So ends the saga of the poor peon in the hinterlands struggling to get paid. I will let you know if the check "which is in the mail" ever shows up.

turn back some hard to find business due to lack of payment (56 days late) on a previous closing. I am not busy and it's not like I am giving up any other closings to do this one but I don't want to run around on a freezing night for the fun of it. I don't want them to be in to me for two closings so I'm leaning toward turning it back. It's for Friday so I'm going to do it early so they can find another notary and I will call the BO and tell her I can not make it but will not mention why. Once it all shakes out I will post the SS/TC's names, neither are highly rated.

in the loan. If and when I buy another printer I will get one with a monster ADF. The one I have now does up to 35 pages (high 20s really), so such a large file needs several passes to scan in all the docs. It took a while to do. But on normal 35+ page fax back it takes a while to sort out the docs to be faxed back looking at the list of docs to be faxed back and searching through the file. No sure which is quicker. Both are worth $25 but rarely get that much.

Docs too late for FedEX but they want to work on file tomorrow Sat so will I fax back the whole package (130 pages) for an additional $50. Ahhhh... oh gee I guess so. 3 stars but with a mix of 5 stars and 1 stars for slow pay (90 days). Something feels off when you see such a divergence. But, I will try to fit it in to my not so crammed schedule.
 
 
After 1 1/2 years I am doing first GNW today

Had people call before but never willing to pay $25 driving fee plus $10 per stamp. Did have one pay me for some non loan notarizations while doing a refi, but never a pure GNW. Thanks to reading the posts on NR I have some idea what to look out for, ie get paid in cash up front. Not getting a lot of money but not printing, only 2 notarizations, close by, cash up front. So we will see how this goes. Maybe it will spark me to try and do more GNW. In this slow loan mkt it would be nice to branch out to GNW.
 
 
SSs requiring BGC from XYZ within last 12 months

plus passing a new NSA exam both to be annual from now on. I knew Fass was requiring it but now a new one has come up which has been providing me with some closings. They required not only the cert but the full BGC itself PRIOR to confirming me for a closing - kind of hard to do since the BGC takes several days to do. My suspicion is that the BGC has my SS number on it which I will remove before handing it out. I don't need that info floating around since I use a TIN. I hope we can trust all the personnel that are going to be handling all our private info. Kind of scary.

but there seems to be a lot of "stuff" coming down the pike - renew this, take that course, now you need to sign some new release form if you want to sign for us. Kind of discouraging given the low volume - you got to work like crazy just to stay in an industry that isn't working for you. I saw a projection for another 30% down turn in mortgage applications for 2014. IMO there will be a lot less NSA's a year from now especially among those who depend on it for a livelihood.

This is from a post below and I think it is one of the best ideas I've seen on NR. Since this new board is going to make policy concerning us, why shouldn't we have representation? Don't know anyone who would serve so I can't support any particular individual. Maybe NR could set up a site where NSA's who were interested could make their case, we as a group could decide after reading the various cases and have an online vote. Under those criteria I can't see the SPW board refusing to sit our candidate as an elected representative from the NSA community.

I'm at Palm Springs for a few days and the SSs have called twice every day. Of course I can't do the closings. I think there is a natural law about business picking up when you're out of town.

Most NRs don't like them and maybe for good reason. But here we are in a real slow down and they have found a way to generate a lot of new revenue. At the same time further insinuate themselves as the go to company for BGC and now Certified this or that. The day may be coming when you have to have an official XYZ tattoo on your forehead before the BO will feel safe letting you in; and most of us will go along with it.

but printed on legal. I emailed the legal docs back to the SS asking if this was OK or if title wanted to send me some full size ones since this must be a scanning problem? Once before I was blamed for "messing up the docs," so now I point out the problem and let them tell me what to do. I only hope I hear in time before I leave for the appt. What would you do?

which might have been buried so here they are again: To get business now any SS is going to have to bid the heck out of each deal just to get it with so little work and so many SSs. Which means NSAs that sign for these SSs are going to have to take a lower fee than we were used to getting. Would you say that is accurate? Can you share with us some of your business plans to make a success of it when others in much better markets could not?

I have construction experience but not sure about "marketing to builders." There is not a lot of new construction in our area to start with. But builders usually do not control who the buyer goes to for a loan in any event. I used to have some favorite lenders (straight shooters) but only recommended them, never tried to insist upon them. So, I am not sure how "marketing to builders" will lead to more loans? Anyone have any thoughts on this?
 
 
3 reasons why things will get better

1. this is a sad one but more and more marginal notaries will drop out due to lack of business. We are already well into the shake out and we will see SSs with fewer and fewer notaries to call upon. Also, the number of SSs will fall - so a general lowering of competition 2. As the job market slowly improves so will the purchase market and we will get those loans - admittedly a ways off but growing all the time 3. as rates continue to inch up more and more fence sitters will be pushed off and jump in realizing that they missed the bottom and they better get what they can while they can. So cheer up, if you can make it for a while, it will get better.

loans are going to be when this Govt shut down finally ends? FHA, VA, Farm home loans will be months catching up. And, if there is a Fed Gov default the effect on these as well as conventional loans could be substantial depending on the effect on rates. I believe Govt loans acct of about 30% of the market.

already have done more this month than all of last month. Some NR veteran said that Sept was always the slowest month. A real scattering of SSs this month, not just one or two big ones that send me most my work. Only one low baller - yeah.

I've never signed for before. Could it be that the number of NSAs has decreased to the point that they are now calling new full fee notary's? I think the ranks will thin out, but expected it to take much longer. Or, is it just a fluke and the rest is hopeful thinking by me?

A post just below this says part of HVR's staff has jumped ship taking HVR's major TC with them. Bankruptcy could be a real possibility meaning no incentive to pay old invoices. May be best to run like crazy if they call you.

QC on the fax backs. A few hours ago I emailed them to be sure to send the label ASAP if they wanted to insure that the package was sent today. Nothing yet but that's OK because we have nothing else to do but wait around the computer for the label. In fact, we will even turn down new assignments because we are waiting for their label - right. Well too bad, I'm tied up the rest of the afternoon so they've missed their chance for today - but you know it will come back on the lazy mobile notary who missed the cut off.

electronic bulletin board and advocate for a standard fee over and over again - the board might open themselves up to charges of "price fixing." Having said that, I ask an SS that used to give me a lot of business but who I only hear from occasionally now why I was out of favor. They responded that business was down in general and I might want to revise my fees. I ask them what would be competitive for a 150 pages loan, edoc, 35 pages of fax back. They did not want to suggest a number but said the next time they called I might want to consider the fee offered. Their normal offer was $75 for the above, which I turned down so often they don't call any more unless it is a difficult loan to get assigned. The current fee offered may even be lower than that now.
 
 
Smokeless cigarette still not good

BO "smoked" it during the signing and I got the tickle in my throat just like real smoke. If it ever happens again I am going to request they refrain during the closing - hopefully they will live for 45 minutes without it - or at least long enough to sign the docs.
