I have done full purchases, where there are buyers, sellers, RE agents, attorneys, inspectors... the whole 9 yards. I have done purchases where there was just the buyer. Done them with and without funds being "handed out" and have done them in attorney's offices, title company offices, real estate offices, at the property itself, and in a bank.
So, you see, the closings can be in a wide variety of circumstances. I prefer, and most do, newly constructed home purchases. I do these either at a title company office or at the sales office of the builder. Typically, the only ones present are the buyers, sometimes with their RE agent. The seller (builder) is very rarely present. I am working as an "authorized agent" for the title company, so I collect funds and can change the papers as needed (and approved by my supervisor), for things like closing costs, etc. which may or may not cause the HUD to be redrawn.
The last day of the month is a busy day for purchase closings. (No RTC, so funding is the same day as closing.) Yesterday, I did approximately $2 million dollars worth of transactions, collecting over $300,000 in funds. And I was only one of five closers!!
End of June is going to be very busy, as many builder's fiscal year ends June 30th.
