Titlemania/Montgomery Home Title-NO PAY

Titlemania and Montgomery Home Title, one is the title company and one is the signing agency. They do not pay for loans that don't close, they will not pay for Edocs or Faxed docs. They "say" they will pay you next time you have a closing for the Edocs I had them cancel one signing 1 hour before closing and they still faxed the loan documents at 3:45pm for a closing that was supposed to be at 4:00pm. And it was only when I called them to say I had not gotten the documents for my closing that they told me they had gotten their local office to do the closing. My quess is they found someone cheaper than me. I have tried for 2 months to get my money and I was just emailed today to say they were not paying me. I told them to take me off their Database.

That's wierd because I have had no problem receiving payment from them. I do have difficulty receiving jobs from them but not with payment.

I haven't had any problems with them in Illinois. The title company - Montgomery Home Title - is very good and professional. Nice people to do business with.

This is Titlemania that is not paying NOT the title company. Titlemania contacts and conferns a closing then cancels 1 hour before. They don't pay for that either.

I haven't had any problems with Titlemania either. Many companies don't pay for a closing that doesn't go or doesn't fund regardless of the time frame.

JUST KEEP IN MIND THAT THERE ARE MANY DIFFERANT MONTGOMERY OFFICES AND THEY DO NOT WORK TOGETHER ON THEIR CLOSINGS. AND JUST BECAUSE TITLEMANIA IS OWNED BY MONTGOMERY NOT ALL OFFICES USE IT. MANY USE SIGNING COMPANIES. BUT YOU ARE RIGHT THEY DO NOT PAY FOR CLOSINGS THAT DONT FUND. WHERE WOULD THE MONEY COME FROM IF THE DEAL DIDNT FUND? JUST KEEP IN MIND THIS IS THE WAY THINGS WORK WHEN YOU GO DIRECTLY THROUGH THE TITLE CO..

The title companies I work with pay whether the loan funds or not. They realize I did the work and need to get paid.
I refuse to work with title companies that do not pay if the loan rescinds or doesn't fund for any reason at all.

Maybe it is just a "midwest thing", but in my area, no fund, no payment. That's the risk we are taking out here with title companies. I know that signing companies are different and a very few title companies will pay you anyway, but that's a risk worth taking for $95-$200 a closing (and not having to deal with signing companies). I've never had a deal cancel in all of my years of doing independent work (and that's alot of deals!) , but I know plenty of others who have. We wouldn't expect to get paid if it doesn't fund.
