eDocs
To those of you who have been doing signings for 6 months or more: what percentage of the signing services are emailing doc packages, rather than shipping them? I'm trying to evaluate the need for a laser printer, especially in lieu of the fact I recently purchased a very good all-in-one injet unit. I'm not particularly anxious to go out and buy another printer right now unless it's absolutely essential.
I ask this because I got a call at 7pm last Fri. from a company asking me to do a signing that evening (talk about last-minute). When I told them I was unaavailable, they ask if they could email a doc package, to me, to print out for someone else to pick up. I politely told them I did not have a laser printer. Frankly, I wouldn't have done it anyway. Has anyone else encountered a request like this?

Not to print out for someone else to pick up..But I think the edocs are more common, in my case atleast, than the overnight.and last minute, yep, they sure are. You have to print out copies for borrowers also, then sort thru it, both sets, i clip docs that go together, more than one page, both for lender and borrowers. Seems to get me so stressed, all because they are last minute. I think best is when, the agency, makes you late to the signing, more so than the edocs, cause they take forever to send you the Huds and whatever other docs they add in there. So suggestion, if you are wanting to do the edocs, get a laser. Prints my docs in about no more than 10 minutes if that long, for 2 sets, can be as big as 80 pages or so each set. And they don't smear. Then make sure you charge the agencies edoc fees(around 85) and you can charge them for borrowers copies, same day edocs, day before, within reason. Too much stress I think, I was considering turning down edocs unless faxed over very early in the day, or day before.Makes me crazy, and seems agencies don't want to pay the extra fees for the aggravation. You will make back your money you lay out for the laser..So if you dont mind the stress, go for it..I think I am going to focus more on the local title companies. Get more go down pick the docs up, both copies, sign and return them. Done. Good luck

You basically confirmed my suspicions - edocs allow the companies to back you up against the wall, timewise. I was thinking like you - deal with local title companies, establish a good working relationship and make money without all the stress. I've been in sales for 25 years and, frankly, I'm tired of the stress.

I got a call on a Friday night at 6:30pm to do a signing that night. I accepted, it was to pay 125. I printed out the docs (almost a full ream of legal) for both lender and borrowers copies. I started trying to confirm with the borrower immediately and kept getting a busy signal. I finally reached the buyer at 8:30 and his teenage daughter had been on the internet. He said it was too late for the signing that night. I called the lender and they said it would be OK to do it next day. I rescheduled for the next day. The borrower refused to sign due to the Prepayment penalty clause. The closing was cancelled. I was never paid for my time or edocs. They do not answer my emails or return my phone calls.
****Beware of this company - Priority Signings. All that work, I even cancelled plans to do this one.
