Help.... Just got a call from a title company I work with. It appears the signing of the new loan docs did not match the deed of trust signature on his last loan. I am new (1 year) and have not had a problem before. I must say checking ID's can be challenging some times. The pictures are way out of date and finding a feature that has not changed. Would love some feed back

What did the title company tell you? Was the signature not his as in he was saying that he did not sign the docs with you or are they saying that it was not signed correctly?

It appears the title company pulled the deed he signed when he purchased the property 10 years ago and the sigs do not look alike. This is the first refi since he purchased the place.

The title co. will be hard pressed to prove fraud. Individual penmanship can and does change. as long as his indentification is in order, and he proved to you that he is who he says he is, then there is no problem.

I would not worry, someone at the title company has too much time on their hands and is watching way too much CSI.
