URGENT Help needed with notarial section, Maryland

I have a doubt with respect to this notarial section. Who must sign in (x) _____?- see below. Should it be me or an additional witness or the borrower(I dont think so)? . Maryland does not require a witness for the doc. to be recorded, but anyway the notary acts as witness. Correct if I am wrong, but I think that in this case I will have to bring an additional witness because I can not notarize my own signature, right ?? Can somebody please help me out ?, This will be my first appointment and is scheduled for tomorrow saturday August 7th, 2004 at 10:00am. Thank you for your attention. MARY.

STATE OF _____
COUNTY OF ________

PERSONALLY appeared before me the undersigned witness and made oath that he saw the within—named Grantor sign, seal, and as his act and deed, deliver the within-written Deed for the uses and purposes therein mentioned, and that he with the other wit-ness whose signature appears above, witnessed the execution thereof.

Well, that is definitely a place for the witness to sign.

Does Maryland require witnesses on deeds of conveyance?
Is the property in Maryland, or in a state that requires witnesses.
In any case the line is definitely for a witness signature, and you cannot notarize your own signature, so would need a separate witness.

However it is up to the borrower to provide the witness not the notarySmiley

Thank you Sylvia !! You are a lifesaver. I had the borrower to get the additional witness (his 25 year-old son) and everyting went ok. Thank you for caring. Have a great weekend!

Mary

Unless lender requests no witness is required IMHO.

What document is this certificate printed on? Sometimes, for MD property, I see this certificate on a title document that the title company prepares when they transfer the existing title from one lender (trustee) to a different one.

If you wish, please fax me a copy of the document (813-779-2865) and I will compare it with other document sets I get from MD (except PG county which has some very strange rules).
