Loretta Reed - title search, abstractor questions???

In an earlier post I had inquired about E&O insurance for title searching for the beginner. Title company wants insurance and insurance wants experience. Any who I have acquired my E&O insurance for title search/abstractor. My question to you is-to sell myself as a beginner what wording should I use. I am not an idiot and I know I can do a Full search, but I thought about starting out stating I will do document retrievals. What do you think would be the best approach? TIA any response would be appreciated.

Also, for everyone else I know this is a notary board, but the Source of Title forum just is not as responsive as this forum.

Susie makes me laugh. I know how she feels. It took me a good while to stop prefacing everything with disclaimers to indicate that I was not an idiot . (Though, I might like to play one on tv someday!)

Susie, send me your email and I will send you a couple of sites that you MIGHT be able to break into for non-licensed searching.

I get a few orders here and there. Use my link to get my email.

www.sourceoftitle.com is a good site to post all of your questions.
My first question is how many titles have you done, how many full searches have you completed?
It would be safe to say that a beginner cannot do a full search. I am not an idiot either but after 8 years of title searching, I learn new things every day when I do a title search.
I worked for an title company for 2 years before I went off on my own. I have never and will never do full titles. I have seen too many mistakes and millions of dollars in law suits over missing a mortagage or judgment and I do not want to risk it. That is just what I feel is right for me. Full titles are more involved than any one can imagine, especially if you are just starting out.
I have learned alot from the Source of Title website and I would start there. You can even take a class at your local community college but I don't know if I would purchase those "self help" books on doing title searches. They are not very accurate and laws vary by state as to how long judgments are good for. I cannot name one company that I work for personally, that does not require me to have errors and omissions insurance.
Good luck.

I am not sure if your post was for me, Susie, or both of us.

However, her statement above is what I was responding to if there is any question.

Sorry,
the post was to you Susie, just didn't pay attention to the appropriate line to respond. After 6 closings today and 3 counties of title work, I am pooped. I got home about 15 minutes ago, it's 12:25am est and I left at 10am, by now that was "yesterday" morning.
