Title company forgot docs..need opinions
I did a signing last weekend which was e-doc to me. I noticed that some things were missing out of the packet and this is because as of this month, I have done over 100 signings. I called the title company, but was not able to reach anyone. One thing that was obviously wrong was the hud.Also there was no note or acknowledgment of DOT. There was a DOT, of which I attached a California All-purpose ack just because normally the DOT needs to be acknowledged by a notary.
Well to make a long story short, the title co calls me and states that the person who prepped and emailed the docs to me, did not include all parts of the packet and needs me to go back to the borrower. Should I charge them full price for the goof up on their part and in the future, should I really go over the documents with the people, to make sure that they have it together? Or should I just shoot myself and give this headache up..(kidding)

I estimate fully 25 to 30 percent of the time I spend on a closing will be on matters other than the closing itself and travel to the site. That includes the initial assignment, setting up the file, faxing, writing cover letters, confirmation of closing faxes, report letters, e-docs, etc. I wouldn't charge full price because you are not going to be doing full work.

Thanks Hugh. As I pondered this, you are right. I will only invoice for 30 percent of my normal invoice. I did call the title company to confirm the documents and the documents that need to be signed and notarized. I also ensured that there were no missing documents. This one signing out of the many I did this week is driving me batty.

I think the % are low on work outside the actual closing. The E-docs time stands alone. You charge for that on a case by case basis.
For a 20 mile (one way) signing:
Phone calls - 5 min Check directions - 5 in. drive 35 min each way signing 45 min fax back, prep, trip to drop box 30 min.
Total time 155 min with 110 outside the actual signing. Thats about 70%.

If its there fault our charge is 50% of the original fee. If its our own fault -no cost to the customer.

A large percentage of my fee IS based on time/miles...and 50% wouldn't cut it in many cases. Let's not start a trend here. I have been paid MORE than original fee charged for fixing 'their' error. To elaborate: Yes, I did 'cut my fee' (by $10 to a 'new to me' company--to show 'em my stuff...)with the stipulation that they would NOT get that fee again. Well, they screwed up and I went out again to get ONE doc signed...at my 'what it should have been' fee. And, yes, they do still call me.
