Witness Line on loan docs.
Sorry, I hit the send key before I was ready. I am a new notary signing agent and I am lost. I did a signing yesterday and on some of the docs beside the borrower's signature is the witness line. Well, since we were the only ones there I signed the witness line. Is this okay? or what should I have done. Help!

Typically, Deeds and mortgages will have witness lines since some states do require witnesses (see below). Most states do not require witnesses but the lender still may require them. If you sign as a witness and/or have others sign as witnesses, the name of the witness should be clearly printed beneath the signature. In Florida, the deed or mortgage will not record unless the witnesses name is legibly printed under the signature.

NOTES: 1) FL - Mortgages DO NOT require witnesses, DEEDS (QuitClaim, Warranty, etc.) do 2) MI - witnesses are no longer required 3) Lenders may require witnesses, even though there is no state requirement.
