Interested in becoming a notary

Can anyone tell me what the potential income of a mobile notary is in the state of Kansas? Friend of mine is doing very well in Las Vegas - averaging $5k a month. I am looking to begin a new career with favorable income potential, better than what I am earning these days, less than $2K a month. Thanks.

Honestly, I don't know. A lot I believe depends upon how saturated your immediate area is with notary signing agents. What I would suggest doing is going to the 123notary site and do a search: punch in your zip code and then the name of the county you live in and then maybe the names of some neighboring counties. And just see how many notaries there are on the site. There are some places that are just really saturated like southern California and Florida (from what I read). But the adage that cream always rises to the top probably still holds true even given those circumstances.

Not trying to sound critical, but rather through the eyes of realization, "don't quit your day job." It's great to reach for the stars, but it also takes hard work to build up a clientele and doesn't happen overnight or even in a few months, possibly not even in years. As Ted said, one factor depends on how saturated your area is. This is definitely not a get rich quick deal, and no guarantee that you will get rich ever. Before you take the plunge full-time and count your signing bank deposits, you need to do a lot more research.

To follow up on what Carolyn said, I do not doubt what you say that your friend in Las Vegas is earning five grand a month. That's super. But keep in mind that this person probably has been at it for a while, and that he or she is probably working primarily with title companies (which pay more). When you start out you don't work for title companies; that is a long range objective. You work for signing companies and gain experience. And they pay a lot less.

Thanks for your replies. I realize that it takes time to build up a business. I wasn't expecting anything overnight. However, to top what I presently make, isn't such a big challenge. Ha..ha... My Vegas friend has only been this just over a year. She was never in a related field at all. She's been trying to convince me to get into this when she did.....but I wanted to get into an artsy-creative field and went into floral designing. While I enjoy the job, the bills are there to pay...so I needed to get into something else. Well...that's my life story.

I know that income from this business varies significantly by many factors. But I was wondering if there are any Kansas signers out there who can give me some insights. I did not find a long list of names on the directories - less than 10 in the state. What would this mean?

People in Kansas are very frugal? Ha ha--I joke you, Becky!!!

There's no good answer I can give you sitting here in my Notary Contol Center in Texas, but if I were you, I'd watch the boards. If you don't get any direct from a Kansas NSA, then try writing one if you can snag an email. I personally don't have any Kansas notary emails in my stash that I am aware of.

Try contacting someone directly. Failing that...do like I did when I found the same thing to be relatively true...give it a shot. You might be pleasantly surprised.

I suspect that the more notaries there are in a state, the more business there is in a state. Only a year ago when I started investigating the prospects of this business, there were not nearly as many SS companies looking for agents in Texas. It's opened up here somewhat, but the business will never boom in Texas for NSAs like it will in other states because we cannot do HELOCs and Purchases anywhere except a lender branch, a title company, or an attorney's office.

It's been slower to build my business, but it has steadily increased ever so slightly each month.

When you write someone directly, write an agent who is on the other side of your state. You'll probably find a more willing person that way.

I had to mud wrestle with Lisa, CLBM and Hugh to get my little bit of territory. It was a bitter struggle, but we agreed to quarter up the state and play nice.

For those of you not acquainted with Texas lore, the area that is graced by Brenda's tender ministrations has a community called "Dime Box." Down the macadam a ways lies Old Dime Box. I think at one time there was also a Little Dime Box, but I'm not sure, though I used to be a pretty knowledgeable amateur historian for that country when I was on an area newspaper.

To answer Becky:

Ted is right! Do not quit your day job unless you are already comfortable with your income level. I already had enough experience when I moved to Las Vegas to know how to market and to which companies to work with. While in California, I was doing it part time and I used that to gain enough knowledge about the business, so when I moved to Las Vegas I already knew the ins & outs of the business and I just had to familiarize myself with Nevada notary law. Get enough information about this business and learn your state notary law.

No, I wouldn't dare quite my day job. One might call me paranoid but I've been sucked into so many bad income promises over the past few years. I don't want to make another mistake. Tell me, how does one get to learn the ropes of this business? Glena you mentioned that I should "Get enough information about this business"...where do I get the info? What questions should I ask, and who should I ask? Of course I know where to get answers regarding the Notary law of Kansas. But I'm more interested in finding information about SA. Sorry I can't email you. I am using another computer where the email is not set up yet. Someone is using my desktop. Anyway, there are plenty of resources in the internet. You can purchase books for signing agents. WildSignings.com sell one of those books and another one is Victoria Ring's book of 52statesnotary.com. I have purchased one of her books early this year, but it did not help me much since I already know the ins & outs of the business and know how to conduct signings confidently, so I gave it to a friend of my husband's who is planning to become one. He enrolled in one of NNA's seminars (Las Vegas). Another thing is coming to this forum for advice, but inorder to ask the right questions, you have to read materials about it...that is what those books will do for you.

As far as my friend Fiona, she is also in Kansas - Overland Park to be exact and she works as a floral designer in one of the floral shops there. She just started asking me about this for a friend of hers. I referred her to this forum and another one. I thought it was you...I was wrong, but welcome to the club anyway and good luck!
