I did a job on 8/4/04 and sent a bill.

I called on September 4, 2004 and left a message on the voice mail. No response.

I faxed a Over 30 Days Past Due - Debt Collection Attempt statement on September 13 (day asking for a time and date certain that payment would be made with a clear statement that on September 20 I would notify the title company and lender on or after September 20 if I did not hear back from them. I have a receipt for the fax. It *did* go through.

Got too busy to notify the title company on September 20 (50 days past due) however, I finally got to the task today. I notified the title company via fax and sent a copy of the notification to HNS.

I just spoke with HNS and was told that I went to a lot of trouble when I just should have called them and talked to them and that I would be paid just like everyone else which was that I would be paid on the 1st or the 15th.

I advised them that August 15th, September 1, and September 15th had passed and that no one had responded to me from my 9/4 or my 9/13 fax which had outlined exactly what my plans were to collect the debt.

They were pretty huffy with me, told me my actions were totally uncalled for, but you know, if there is a problem, it's not my job to keep trying to contact them and beg them to pay me.

I can prove they received my 3 attempts to communicate with them. If they had a problem they should have contacted me at least by attempt #3.

55 days goes by and I am going to start rattling some cages until someone stops ignoring my requests to be paid or at leasts gives me a call to tell me when to expect a check. I am human and have a lot of compassion about hard times…however, not when I get ignored.

Obviously, HNS is used to receiving empty threats from notaries because they ignored me until I went through with the contact to the title company--then, amazingly enough, I am suddenly worth an acknowledgement and a phone call. Hopefully a check will follow. I will keep you posted.

Show a little Texas solidarity, please, Brenda, instead of blasting a bunch of good ol' boys from from the Lone Star State. That lily-livered, flip-floppin', bullet-dodgin', intellectually elite snobbin', pinky-finger stickin', French-coiffed, nose-lookin' down Massachoosetts Liberal is doing all that's necessary in that department. Let's just keep it at "What happens in Texas, stays in Texas."

While I gratefully thank you for your attention-worthy assessment of the situation, Hugh, the question remains... do I feel as I have just been through The Period of Enlightenment ?Actually, no, not so much.

Why not? Well... it could be because I KNOW what you are saying to be TRUE, or I smuggly believe you are sadly delusional and full of cat meows.

But, Dear Ruggedly Handsome Friend, I will give some thought to "What happens in Texas stays in Texas." as it might be the only nugget of truth for *me* to glean from the above--but then, I could be teasing and I might be in TOTAL AGREEMENT with you.

Either way, Hugh, and thank you--You know who loves you, Baaaaa--byyyyy! (Now throw that fat ol' worm and hook elsewhere and take some more Nyquil.)

Well i see things havent changed with HNS...I did a closing for them back in April....after numerous emails...phone calls in which I spoke to Mrs Minter stil nothing. I finally wrote a letter to the BBB...and sent a copy over to HNS and still not a word about payment
