First and second Loans

I had a siging last night that had 2 loans first and second. The signing company didn't tell me about this. I found it out when we printed them. What is a fair extra charge for this?

I always ask during the call if it's a single or piggyback, I charge half my base fee to do the second. Sometimes the SS doesn't know. Call them and tell them it was a double loan and what your fee is for that.

I would have called them before I walked out the door and made them send me a confirmation of the new amount.

This has happened to me many times. I always ask the scheduler what type of loan it is now.

I would have called them immediately on reciept of docs and let them know before going that there would be an additional fee and requested another confirmation before agreeing to do the job. That being said. This is what I would charge- full fee for first, half for second, double for e-docs, plus travel. So if this was one of those imfamous $50 companies, it would be $50 first, $25 second, $50 printing. For a total of $125. However hopefully it's not a $50 company. A good deal of ss's will agree and reconfirm, but there are those nickel and dimers that will try and say you agreed to the fee that's all your getting. So it is key to getting the confirmation prior to the signing.

This happened to me as well. SS said it was a simple refi. Received the docs. Not only was it a piggyback, but a HELOC application, and a transfer of ownership from ex wife to ex hubby and his new wife. Needless to say, I called SS back, told him my fee, he said he could only pay such and such amount, and I said, sorry no can do. I won't be working with that company again.

Let us start naming the companies that are nickel & diming us. When they find they can't get signers to facilitate the loan, they will have to rethink their fees, or they will be losing their business!

Also, as a standard, may I suggest we no longer work for any company that pays less than $75.00? My time is worth it, my document accuracy is 100% and we have expenses as well. Let's stand united on this, and we will be able to get the fees to what we want. Personally, I do not take an Overnight Document Delivery job unless it pays $100.00, which, by the way, I do get! E-Mail docs are an additional $30.00, and I charge more when it is on a Saturday or Sunday because I do not typically work these days.

it'll never work, there will always be signers excepting $50. and $75. jobs to survive

The only way to make theory reality is to do it. Avoid being cynical. I agree, we might not get everyone, but the fact is that I now get my fee. Companies that would not use me in the past because of the fee use me now because they have had their experiences with those willing to work for less. No one else will respect you if you do not respect your self!

First, a phone call to the company that hired you to let them know that you need to know special circumstances such as two loans prior to the closing. Second, be certain you charge them for a second download and borrowers copy. You name the price, not them! I usually charge $30.00 for this. The, charge them half of what you normally get for the first signing. I have always found this fair, and all the companies with whom I work find it fair and pay it as well.
