Is this my fault?

I had a signing with a SS and they Lender didn’t have the Edocs ready until it was time for me to walk out the door for the appointment. I printed the docs and left. 5 minutes after I am on my way an email from the Lender arrives with additional docs for the loan package. Of course I get the email when I get home after the signing (took 2 hours anyway). Is this my fault? Do I have to get these additional docs signed at my expense? The signing was over an hour drive as well, and I am new so I didn’t ask for the extra travel expense. I feel like I have done things wrong...

No, you did not do anything wrong. They should have told you there was going to be 2 emails. Ask for another fee.

Ca girl....be aware that most times only the loan docs come from the lender. My experience is that you will also get docs that need to be signed for the Title Co. Knowing this, next time you might want to ask, before you hit the road, if any title docs are coming. Good luck.

I think that you should know if docs were missing b/c the title usually serves up the hud & affi & the lender will provide the rest. Even in a hurry you will know to eye for hud, note, mtg, til, recission and anything extra such as an unusual credit letter or an extra 1003 the broker never got signed. Then no, how do you know all the in(s) & outs of the file? That would be the title companies or ss responsibility to disclose this info. Don't be to hard on yourself!!! If everyone's honest here they can tell you stories of mistakes that would be too embarrasing to disclose. I could tell you a couple stories that would make this one seem small. Just work out the kinks and close the gaps for errors so that all your hard work won't go unnoticed. We are human & not perfect. That is what will make you even better, by making a couple painful errors.

Just did a 2- part signing Monday with the same situation. Husband here, wife going to sign today, in another state. Mortgage company had overnighted docs and then phoned me just hours before signing that the 1st docs were all wrong. Called SS immediately and they approved $40 more for edocs. I asked Mortg Co to send to my maxemail account but they phoned and said it was too much trouble, so they emailed me (4) 25 pg attachments. They had already faxed me the final HUD. So I go to the signing and send all docs that afternoon. Next day, Tuesday, I look in my maxemail account and there were 25 add't pages, including a "new" final HUD. I called the SS and he said the miscommunication was not our fault, but I told him the wife was not signing until next day and I could still get the new docs to her. He approved an add't $25 for my add't travel (very local). Got docs signed and sent and all should work out fine. Just need to keep the SS informed and ask for the add't money when necessary. Fortunately we had the extra day to overnight and a $70 signing was now $135. It was a lot of extra effort, but in the end, the professional thing to do.

I suggest you make a time deadline -- the absolute latest time you will accept e-docs, i.e., one hour, two hours, etc. before actual signing appointment.

One time I cancell one Ameriquest e docs because they werent ready and I wanted 2 hours before appt.

I always request that the edocs be numbered when sent so that if I get home and have another set of docs I will know if I left before all docs were in or if they sent them after I left that way I know whose fault it is.

Reggie, you must be a guy with "charisma."

I get whatever they want me to have when they want me to have it.

Sure, I always set deadlines and request certain things be done, but when it's showtime I have to make a decision to take it like it comes, or leave it.

95% of the time I take it.

No, it is not your fault, but you must learn from your experiences, and this one is a good teacher, always look for add docs, and ask ??'s if there aren't any, because you never know, it is their place to let you know, but it's your reputation to keep up with, you must make sure you look good in all that you do, Good luck in the future, you'll be ok, just remember to check out your docs before you go, even if you may be a little late, it is getting there with everything that counts in the end and getting everything signed in 1 tripis always good ;-)
KEEP UP THE GOOD JOB YOURE ON THE RIGHT TRACK, asking questions is the best thing to do! you will learn a lot!!!

Thanks for all your help and kindness. It's all fixed.. I sucked it up and drove back (over an hours drive onway) and got the rest of the docs signed. Since it wasn't going into Fed Ex until today, no loss... I just used the time to chat with friends on the old cell phone... Thanks again folks!! I am learning from everyone on here!!

A similar case happened to me, but I have my cell phone set to ring when I get emails. I was at the borrowers front door when I got the ring. I was about 15 minutes early, so I zipped back home (10 minutes away), calling the SS on the way to negotiate extra trip fee.

Got home and found that Lender wanted a completely new package run...it wasn't just junk doc's. OK no problem. Call borrower, inform will be a little later. Print new document's...calling SS to negotiate extra fee for new set of doc's.

If I hadn't had my email set to go to cell phone, we would have signed a completely erroneous package - still no fault of mine or the borrowers, so I believe in the text messages...it saved me in this case. Borrowers happy, Lender happy, Lorraine happy, Signing Service - well you can't win them all.

It's not your fault. You're new and there's a lot to learn. Just remember in most cases when you do an edoc signing they almost always send the HUD and a few other papers separately from the 1 st set of docs. Usually, they come a few minutes later. Although, I've had them come 30 minutes later when I'm already late for the appt. Great mortgage and title companies, huh??? I usually call the person I'm working with before I leave and ask if I have everything.
