Traveled 122 miles and no show...

I was told that the Borrowers will be at 5pm I showed up at 5 and the husband wasnt home and they were told that until Monday. I called the LO who hired me and no answer till Monday. What do you do in
this case? Should I charge a no show fee, this is a Mortagage Co. and I hope I will get future business, should I still charge them extra for the extra trip?

Definatly. It is allways a good idea to call the borrower before showing up, lack of comunication seems to be the norm a lot of times I just had one yesterday, and if I had not called the borrower I would have waisted a trip.

Erna you are right I shoud of called the borrowers, but we had already agreed on the time of app.
They changed it at the last minute without telling me anything.

Hi,

I always call the borrowers before I leave. This serves two purposes: one, it is a matter of common courtesy to inform the borrowers that "heh, I am on my way". And secondly (and I suppose this is somewhat self-serving) it enables me to know that yes, the borrowers are indeed present at their residence.

My perspective is that it is a little difficult to try to justify a trip fee to an entity that retained you if you haven't tried to ascertain that they were present. Now don't get me wrong; I am not being critical of you. Under your circumstances you were looking I imagine at a trip of at least two hours, so if you had called and they hadn't been there that would not have given you much guidance.

Good idea to call borrowers priof to leaving. However, if you can't get hold of borrower, you still should go to the appointment as scheduled.

It is pretty standard to get paid for No-Shows unless there is a clause in the Agreement stipulating otherwise. So I would definitely bill a trip charge to go back. If they refuse to compensate for the first trip, then perhaps saving that relationship is not worth while after all. But do consider what had happened. I personally would not work for anyone who would not pay for No-Show, re-printing of docs, no-fund. IMHO

Just did a signing, Friday- and the Lender does not give Borrowers contact phone number to Notary- they set the appointment- instruct Borrower of copies of ID needed etc etc-

Well guess what- Mapquest and Google- did not have Borrowers address- the Map Directory in my car- did not have the address- so called the S/S- who called the Lender, who called me, and when I said what the problem was, she said she would call the Borrower- she did- called me back- and said Borrower will call me and give me directions- fine- a half hour wasted- and then when I arrive- Borrower said no one told me I needed copies made of my ID. She sent someone to Post Office to copy her drivers license-

When I have a Borrowers Phone- I call as soon as possible to verify appointment etc.- but sometimes you simply are not allowed to I guess.

The BR's changed the appointment day and time with the mortgage company. The mortgage company didn't inform you of the change. Their screw up - they need to pay! Charge them the full trip fee.

I would charge them the full trip. I you already had an appointment set, and while you were driving they changed the appointment, well that's their mistake. Somebody should have called you.

Yes, you have a right to the trip fee.

It will not always be possible to talk to the borrower(s) just before the appointment. Whether you can reach them or not, you MUST go to the appointed place and wait at least 30 minutes if you expect to be able to collect a trip fee.

There have been several times that (for varying reasons) I haven't been able to contact the borrowers at all. In all cases, either the borrowers signed as originally scheduled or I made two trips and got paid for both.

If the signing service refuses to pay a trip fee, post the ss's name and contact information on this Forum! We all need to know. Thanks!
