I was called 7:30pm today to do a signing for 8 or 9pm I said I could do it at 9pm today because I lived 15mins away. I checked my email for the docs and all I received was the confirmation. I waited till 8:30 before I called the borrower. So I called the borrower and told her that I was suppose to be at her house a 9pm but I was waiting on the docs. She was very upset because she said that she received 10 calls today stating different times that this closing was going to happen and she has spent 3 days with the lender getting things straight. Also she was suppose to receive a call from the lender because they were going to explain the docs to her, she never received the call. So she said it's late and you don't have the docs lets set the closing for tomorrow. I then said to her that I would have to check with the SS to see if it was okay. I called the SS and they said that it could not be done for tomorrow because docs are dated for today. They will have to contact lender to draw up new docs. I called the borrower and told her that it could not happen for tomorrow because new docs have to be drawn up and the lender will have to contact her with a new closing date. She really got upset and said that she was calling the lender Monday to complain about the way they have handled her loan and that the loan did not close because docs were not emailed to me in time for closing. So now I'm concerned that if she complains to the lender that the SS will not want to hire me because it was the SS fault that the loan did not close because I did not have docs.

Send an email and leave a voicemail to the SS right away that borrower was this unhappy. Make it clear that it was borrowers call to reschedule the signing. Set out the events as they happened (but not too long/wordy) and you've covered yourself. Advise them you'd like to do the closing once the new docs come.

Don't have a 'oh, my gosh, I'll be in trouble for this'. Its very obvious it is not your fault, so don't assume fault.

What do you do if the borrower cancels the appointment and then the SS calls and says how did the signing go and they din't know that the appointment had been canceled. I left church early to do this signing and on my way the borrower canceled the SS was up set and I haven't heard from them as of yet I printed 120 pages of docts and no signing . I am new at this but my time is worth something don't you think??

It was an interesting day today with all the calls I was receiving. The one Borrower that I was able to meet with was an edocs signing scheduled at 8:30pm. He calls to reschedule for 9pm ( he was on his way back into town) shows up at 9:50pm. By 10:10pm he decides to cancel becuse he is unhappy with what was quoted compared to what was on the Note.

The funny thing during this whole time I kept trying to remember the posts I had read about here regarding giving information over the phone ahead of time, like the interest, term and prepayment penalty, if the Borrower asked in order to avoid these situations. I also kept trying to remember "okay, borrower cancels..... who pays full fee, who pays 1/2 ect. TC or SS?"

It's interesting that when I am reading the posts things make sense, when I am out there I second guess myself. I even recall some one posting to stress to the borrower the RTC but not too long so it would not seem like I was pressuring.

In short , I want to thank you all, I don't recall who gave the valuable advice but it is much appreciated. Now to hit the research button again and find out what I can bill for. :-)

If the signing service is upset, let them be upset. They know exactly how the industry works and what is expected of us. It is not our job to convince the borrower to sign the documents or sell them on the loan. If the borrower wants to cancel, let them cancel. Our salesmanship begins and ends at making them aware of their right to cancel, assuming it exists on the loan.

Any signing service who tries to blame you for the borrower cancelling or not being able to keep the appointments because edocs never showed up is a signing service you don't want to be working for in the first place. So if they never use you again because of those circumstances, consider yourself lucky.

Invoice them $45 for printing the docs. They may or may not pay it, but they should!
