help me

i went to do a signing today however when i went to sign i noticed that on some documents the date was pre printed for yesterdays date however me and the borrowers all signed todays date should i change it on the document or should i leave it alone? did i do the right thing? also on one document i filled out an acknowledgement form that was already pre printed on the page, I thought that both borrower and co borrower were on that sheet however each person had its own sheet for me to fill out so on the portion where it says to be the persons etc. their etc. circled their instead of him what should i do?

Hey Lin,

I would not change the dates on anything with the possible exception of the Notice of Right to Cancel. If you already did change the RTC dates per the lender's instructions, you are cool there. If not, you may have an issue with improper dates on the RTC. If that is the case, I would contact the SS or Title Co. right away to give them a heads up. You will probably need to go back and have the borrower change the date (not next to where they signed but up top where it says Transaction date etc.)on the RTC and initial it.

Other than that one document, I would leave the rest of the dates alone.

On the acknowledgement form, again, I would give the SS or Title Co. a heads-up. They may let you cross out the entire notorial wording (initial it) and attach an all purpose acknowledgement correctly fill out. I would just make sure I called the SS or Title Co. first. I have never been yelled at for asking for direction. Just remember, they will probably forget that you asked in a matter of days but they may never forget if you goof up by trying to fix it yourself.

Don't change the dates unless the lender or SS tells you to. The doc that the dates would need to be changed on would be the RTC. Check with SS about making the changes though.
