I would have called the one that was scheduled at 3 and explained I hadn't got the docs, and I had another appointment and so I wouldn't be able to meet with them until later (and given them an approximate time), and I would have been on time for the third appointment.

If the second borrower did not want the later time, I would have called the company that hired you and explained the situation and advised them that they needed to get another signing agent as you didn''t have the docs and you had other appointments, and their borrower did not want to wait until later.

Very simple. You give the company a strict DEADLINE for receiving email docs. If they don't arrive by then, you tell them to either find another NSA or their customer goes to the end of the line when you can get to them later in the day, and you go on to your other previously scheduled appointments. You cannot be sitting around waiting for docs!!

Re: Roger's right.

I always give a deadline. If it's not met then someone else will have to take the signing. I cannot risk my income from other appointments because of edocs. However, there are a couple of companies I regularly do business with that could possibly have late docs. If this were to happen, I would do as Sylvia suggested.

I would have run the 3rd closing at 5pm, as promised, and let the SS/TC know that the 3pm was going to have to be rescheduled. Also, let the borrowers know what is going on. They are much more likely to be understanding if you are keeping them in the loop.
