Cacelled signing that never cancelled
Had one yesterday scheduled with EFS for 2pm. Lenders docs were to come direct to my email. I left my house for a meeting at 6:30 still with no docs. Called HLC only to find out it had cancelled. I called EFS and told them, and they weren't surprised, but pretended like they knew nothing. I told EFS I was billling them anyway because I turned one down for that evening to ensure I could close thiers. The girl told me to try it, but she doubted they'd pay. I called the home owner and for the second night in a row, he was unaware it was cancelled. About 9:30pm, docs appear in my inbox. The 2pm closed at 10:30pm. What a joke. I've never had that kind of problems with EFS, but man I don't want anymore to do with HLC. I was lied to every time I called, and told they would call me right back.

So let me get this straight. You're basically saying EFS lied to you about not knowing the signing was cancelled, but the signing really wasn't cancelled anyway? So they should have told you it WAS cancelled even though it wasn't?
If I were told that a signing was cancelled and docs showed up at 9:30 pm, I would definitely wait until morning to find out what was going on before getting them signed. I don't care if the loan has to wait an extra day or two to close, I'm not gonna rush out at 10pm for something that I'm not even sure should be done.

Why did you wait until 6:30 to call about missing docs for a 2:00 signing? And why, if after being told at 6:30 the signing was canceled, you show up at the Borrowers home at 10:30 p.m.?

OK - I didn't wait until 6:30 to call, I was constantly on the phone with HLC. In my post, I tried to just mention a time that would basically help keep the timeline going.
Now, why did I still do the closing - The borrower was screwed the previous day under the same circumstances. My wife was originally scheduled to close for him. He took off a day of work and was sitting around twittling his thumbs for two full days. Throughout the process, I was on the phone with him often too, updating him on the situation. Once I got the docs, I wasn't going to make him suffer anymore than he had already.
At 1pm, an HLC rep called to tell me the docs were definately coming, just going to be late.

Understand this though: What made me the maddest of the whole situation is not that I had to do the signing so late it was that (1) I was never told by EFS it was cancelled and (2) EFS told me that basically I had little chance of getting paid for this - even though I turned down another closing that evening.

Turning down other signings, only to have the one you turned them down for cancel, is just part of the biz. We would all be a lot richer if we got paid for *canceled* signings. However, it doesn't work that way. If you never left your driveway and you printed the docs, all you are entitled to is a printing charge.

I like efs and they give me a lot of business, however, I have found them to be the worst at scheduleing and then the LO cancels and no one at efs tells me. It seems the schedulers and the processers are not on the same page. Therefore, I always give efs a drop dead time for docs and if I don't get them I move on. I have babysat docs way too many times for them and lost other business. Shame on me. They are also great for scheduleing for 6:00 pm and then changing it to 9:00 pm. Centrex can be a last minute pain in the neck lender, but not my problem.

Lessons Learned
If someone booked me for a signing for 2 p.m. there is no way in (you know where) that I would turn down a signing for 6 p.m. or 7 p.m. because I was afraid the docs would be late and I wanted to accommodate the borrower. I'd have taken the other evening assignment and when the docs came through for the signing that was scheduled (by the lender and/or Title Company) at 2 p.m., I'd have fit them in as best I could. Trying to bill for an appointment that you turned down that was many hours past your first scheduled appointment is more than likely an exercise in futility! I know if I were the SS or Title Company that I would not pay you! Approach this from a business stand point and not a hobbyist view point and you will realize how ludicrous this is to expect them to pay you.
Hope you've gained a valuable lesson from all this.
