Deceased signer on Grant Deed... double checking
"A. B. C., single man and D.E.F., a single woman, as joint tenants Grants to D.E.F, a widow....."
There is a signature line for each signer, A.B.C. is deceased. I am going to notarize D.E.F. and write only. Aside from lining out his name on the certificate would I need to write deceased next to his name?

Jenny, no - it's not your job to determine whether he's alive or dead. Just notarize the signer as you would normally do.
Also not your job...but I don't think that deed is going anywhere, the title company won't accept it in it's present form. The widow needs to do an Affidavit, Death of Joint Tenant - but that's for the title company to advise her of that.

Thank you so very much! I feel brain dead. I am going to search the thread on one more form , if I don't find what I am looking for , may I email you? The thing is I've dealt with that form before and I am staring at it now with a blank look.
I think your advise helped, all signings this week and the ones tomorrow are in Spanish. Can't get the fees with out the griping though. Sheesh, not even on a holiday weekend!
