Help! Signing tomorrow for Vital Signing

Help! I received a call from Vital Signing for a loan signing for this evening. To make a long story short, the signing goes off tomorrow at 10:00am but they emailed me two sets of loan documents (payment $90.00). Florida property for Balloon Note-Second Mortgage and Addenum to Note). Question-Am I the Settlement Agent? It assignment requires two witnesses with me be a witness. I didn't realize that and now I'm going to have to call the borrow in the AM to see if she can get another witness. Help! There are also pages for Florida Notary in this loan package.

I am having problems with my email and opening up another window. I have a question. Can you tell me if I would have to worry about the Notary page for a Florida Notary. There are blank spaces and I'm not sure if I sign on this page also????

That would depend on the document itself, and who will sign it, and where they will sign it. It might be that there is a document that will require notarization by a notary in FL in which case you won't need to concern youself with it. However, when the documents were drawn, the processor may not have known that they were going to be signed in CA and may have assumed the borrower was going to be in FL to sign.

Great! I got that! Thanks! Next question, I need to have a witness also sign for with the borrower, but I can't seem to locate the "blank space" for a credible witness signature on the loan docs...???!!

Thank, but you won't believe this. The Borrower got nervous and wanted to review all 168 pages of loan document. So, the signing is for tomorrow at 10:00am

Florida does NOT require witnesses on the mortgage.
However some lenders do. If witnesses are required, (and that is to sign on the witness line on the mortgage - nothing to do with credible witness), then you can sign as a witness and the borrower needs to provide the second one. And make sure the witnesses names are printed under thei signature or it won't record.

2005 State Witness Requirements (for deeds and mortgages)
-------------------------------
CT - 2 witnesses, one can be the notary
FL - 2 witnesses, one can be the notary - DEEDS OF CONVEYANCE ONLY, not
mortgages
GA - 2 witnesses, one MUST be the notary
LA - 2 witnesses, CANNOT be the notary
SC - 2 witnesses, one can be the notary

NOTES:
1) FL - Mortgages DO NOT require witnesses, DEEDS (QuitClaim, Warranty,
etc.) do.
2) VT - Effective 7/1/04, Act 150, Sec. 1.27 V.S.A. §2 was amended to
remove witness requirements.
3) Lenders may require witnesses, even though there is no state requirement

Hope the signing went ok. I got a call from vital signings yesterday edocs for $70.00, said no, he called back and said it was actually two loans, he'd pay $90.00. That's not enough!

Wow! They slipped two loans on me too for $90.00 (e-docs)....NorCalDar pulled my coat to what Vital signging was doing. hmmmm.....

Were you unaware it was a piggyback when they originally called? Did you call them back and renegotiate your fee when you realized it was a piggyback?
