I'm a GOOD Notary

Wasn't there just a thread on extra copies of the deed? Got this email a few days ago saying something about me, and others (a whole list) being GOOD Notaries. I don't think I'm gonna sign up. Too many extras, and they probably want to pay the wopping sum of $50.

IN ADDITION TO THE FOLLOWING INSTRUCTIONS XXXXXIS REQUESTING THAT A “DUPLICATE” ORIGINAL COPY OF THE MORTGAGE, DEED OF TRUST AND DEED IF ANY, BE SIGNED BY THE BORROWERS.
PLEASE NOTE THE FOLLOWING INSTRUCTIONS THAT “MUST” BE CONSIDERED ONCE YOU RECEIVE A CLOSING PACKAGE FROM XXXXXX SERVICES, INC! FAILURE TO COMPLY WITH ANY AND ALL INSTRUCTIONS WILL RESULT IN A FEE REDUCTION!

1. ZZZZZZZCLOSING INSTRUCTIONS SUPERSEDE ALL LENDER AND CLOSING INSTRUCTIONS.
2. IF THE LOAN DOES NOT CLOSE YOU "MUST" CONTACT XXXXX SERVICES AT xxxxx IMMEDIATELY.
3. AFTER THE CLOSING YOU "MUST" CONTACT XXXXX SERVICES AT xxxxx WITH THE FOLLOWING INFORMATION:

1. ADVANTAGE EQUITY CLOSING INSTRUCTIONS SUPERSEDE ALL LENDER AND CLOSING INSTRUCTIONS.
2. IF THE LOAN DOES NOT CLOSE YOU "MUST" CONTACT ADVANTAGE EQUITY SERVICES AT xxxxxx IMMEDIATELY.
3. AFTER THE CLOSING YOU "MUST" CONTACT XXXXXX AT xxxxxxx WITH THE FOLLOWING INFORMATION:


• The closing package must be divided according to our instructions.

• Must provide copies of all loan documents to the borrower(s) before the borrower(s) begin the signing of the original closing documents. Explain to them the three days they have to review the documents being signed.

• XXXXX will pay a “trip” fee on loans that rescind.

• Closing agents are paid twice a month after the loan has disbursed.

• Payment is mailed out on the 10th and 25th of every month. If the loan disburses between the 1st-25th of the month payment will be sent out on the 10th of the next month. If the loan disburses between the 26th and the 10th of the next month payment will be sent out on the 25th of that month.

Sounds like another babysitting company. I think a lot of these "middlemen" will soon be gone... like a lot of people have said recently, things are slowing and the TC's and Lenders are gonna realize that the middleman is not a neccesity any longer. All they were to start with was a convience when things were so busy. I'll be glad to see most of them go!
Some of the emails we have gotten lately show that some of them are getting really desperate, everything from lowering our fees to asking us to refer our direct title companies to them and if we would do that they'd increase our fee a tiny bit. ...Riiiiiiiigggghhhtttt! Sure I will! LOL.
Just shows that most of them think we a REALLY stupid! LOL

How about this one... please read.

During your signing if you have any questions please call xxxxxxxxxxxxxx. Please be professional and kind as you not only represent yourself but also xxxxxxx Notary and the lender & escrow companies as well. Please double check your work for accuracy before sending documents back. If borrowers refuse to sign you will be paid a trip fee which is $20.00. By accepting this signing you also agree to it's terms. If your signing is edocs then you will be paid $30.00. Please send docs back as soon as possible the day of the signing or the next day following the signing. If you have any questions please call xxxxxxxxxxxxxxxx for further assistance. Thank you and have a great signing. :-)

When I receive a call I'm usually on the road and don't see the contract until I get ready to print. I suppose I've been blessed because I've received the trip fee only once (knock on wood). I don't do repeat work with the SS if I don't like the contract.

I love those kind of stipulations on a signing, especially if it's from a service I have never been called by before.

It certainly will make it easier to tell who I will continue to book with as my number of calls calls exceed my ability to cover (as they are rapidly doing), and yes, I DO keep careful track of who still uses this kind of tactic!

These controlling services only add to the time to complete the job, without ever adding to the concepts that add to the quality of it.

I may do singings for them in the mean time ....... but who knows what will happen if they are the last service around assuming this kind of "control" is appropriate .......
