Names Spelled Wrong

I have had three signings this week where 2 the borrow's names were spelled wrong and one the address was spelled wrong. On all three I was asked to make the correction on
virtually every page and have borrow initial, thus what should have been a 45 min. signing took 2 hrs. What should one do in a situation like this? I had already quoted my fee, then got to the oh by the way part. I am thinking next time saying oh by the way that will be an extra $$$$. What would you all do?

During the confirmation process, if at all possible, I try to work these kinks out before arriving at the signing. I make it a point to contact the borrower as soon as I recieve the documents to check on name spellings marital status, etc. Even if I had already contacted the borrower earlier to confirm in cases where I don't have the docs b/c the TC or SS wants me to confirm ASAP. If I call them before I have the docs, I usually tell them that as soon as I receive the docs I'll give them a call to let them know we are still on schedule. If I hit a snag, I call the TC or SS and give them a heads up. If it looks like I will have to spend more time correcting the TC error, I will try to negotiate a compromise. It's your business. If you think you are losing money due to errors, you certainly have the right to discuss the situation with the TC/SS. Many SS or TC will reduce our fee if we make mistakes that cost them time to correct. I just think turn about is only fair. Remember. This is your business. You make the rules. As long as you are fair and consistent, you should be ok.

I only have the borrowers correct their names under the signature lines and initial.

The rest will be taken care of by TC or Lender by way of the Error and Omissions form and/or Limited POA and Correction Agreement.

I had this situation yesterday. I charged $100 for o/n docs on the first trip and $150 for the second because of edocs. The edocs were only the pages with the name on it. I hate those. Remove one, insert one, etc.

The bwrs were highly educated Lebonese - she's working on her doctorate in one of the sciences. He's got his master's degree, runs a very successful small business and is that unusual type who can literally build a car, locomotive, high-rise apartment or a computer system--probably cook and tat lace, shoe horses, whatever. Imagine a very indignant Danny Thomas ... this was the bwr when I got there for round two.

It was not just a typo. It was adding a whole word to his name. TC asked me while on the road back to my home/office "Will there be an add'l charge?" yes. "what?" That's when I gave them the $150 figure.

TC wanted to pass on this figure to bwr. These two were not clueless idiots as a TC employee assumed. Bwr had already paid $175 for my services...I was working through a SS and they were making $75--me $100. The TC called the bwr and told him it would be another $175. He told them to stick it and to never contact him again. Lender straightened it out with bwr before docs got to me.

SS was not happy with me for giving the $150 to the TC but I was caught off guard and gave it no second thought.

I see their point, but would probably shoot straight again because I had tried to get with ss and the gal I needed to talk to was not answering her extension or returning phone calls.

It was a crazy thing.

Would you believe after the problem with the name being redrawn twice (according to title) I still had docs with the wrong name? Mr. had to strike and initial anyhow. We could have done that on the first trip.

This is what I took to bwr who was livid because of being asked to pay a total of $350 for my services. It was not fun but they were the neatest people and the children were so well behaved and unusually beautiful that it was almost worth the long vent from Mr.

QUESTION - Who is responsible for the error? Just curious...did lender do this? If so, why would TC try to give back the redraw charge to bwr.

This one last night was Lender's fault. I mean completely WRONG name, no first name and wrong middle name used as first name. Nobody wanted to send it back to lender to fix as it would take 5 days. This having been my 3rd one this week should have jumped in with a umm that will be an extra $$$$ right after they accepted my fee and gave me the umm by the way his name is spelled wrong on the docs, please one line it, write in his name as it appears on his S.S. card and have him initial then sign. There was no redraw! I was the redraw. Just seems with the end of the month that this is now becoming an epidemic. Two were misspelled names, one was a misspelled address, what should have been 45 min closings took nearly 2 hrs. So yes in the future I will ask for more money to fix their mistakes as it takes me twice as long. Or let some other person do them while I do two and make twice as much.

By the way this loan package did not contain Error and Omissions form and/or Limited POA and Correction Agreement.

It is the Lender faught. However, the lender always charges the Borrower all fees

I appreciate that you are new on this board, but I would suggest that when you post you add "MI" after your first name. "Janet- MI" should do. The reason that I state this is that many responses are state-sensitive, so it helps to know what state posters are from.

Hmmm...that's good info to know. THANKS you all. On the HUD I think they collected $125 more than I took out of this gig.
