I too refied my home with a local company that does Quicken Loans. I was kept very much informed and the final paper work was exactly as promised!! Also a very fast process and signing! Did a no doc loan and still got a very competitive rate.

Oh joy be mine. Another anon posting in which anon is having dreams of grandure that he/she has been appointed the official board police complete with badge and seal. We do see the numbers; however as far as rates and terms go on the docs we handle it is not our business. There are plenty of things that we aren't privy to that determin the terms and rates. Since we are there to id, collect signatures, initials, dates, and notarize; not to discuss loan specifics it is not our place to get into the borrowers business and scrutinize the terms and rates (even for our own research).
I for one am glad to see Hugh again and hear of his prosperity. Congrats Hugh your hard work is paying off.

Mortgage Capital, find them on www.bestrate.com. Their fee, less than a 1000.00, 0 points, and always lowest rates for 30 fixed if you go that route. You also have title insurance around 700-1000. also.

Wachovia Bank, no padded charges and very up front on charges, oh and no pmi, 90% LTV, faxed over docs, they set up local signing and bam....done within 3 weeks Got a name and number if you want it.

I don't have a specific institution, but my one and only mortgage was with a credit union, and I felt I was well-treated. (The credit union was in New York so it wouldn't help you.)
