POA-Lender's closing instruction

Most of us probably never bothered to look at those instructions or present them to the borrower as they are only there for TC. Please take the time to atleast glance through it as it is a TC source for most of the answer to questions/problems you might encounter during a signing. IE. some/all lenders will specifically state that POA is not accepted, must have prior approval, or how it should be signed. Each signing or state requirement is different and unique, so always get an answer from the source by any mean.

FWIW, I've closed almost 400 loans, never read a signing agent book, took a test, nor am I certified.

I always read the closing instructions as they sometimes contain vital information you might not otherwise know - from the choice of ink color to whether or not they want things initialled, and all things in-between.
