What would you do ?
I had a closing set for today at 2:00 PM. Well 2:00 PM came and went and I did not receive the email docs. After several calls to the Title Company. Each time they told me they will get back with me when they hear from the lender. About 4:00 PM. I get a calling that the closing is canceled. 2 hours after the closing time !!! They did however set it up for Monday at 2:00 PM. My question is, would you charge a cancelation fee on this one ?

i wouldnt charge, you did not print , travel ect. just waited for docs. that the cost in this business.. some go and others dont.

Yes I would You wasted alot of your time and effort that could have been spent on another signing

And what if there was no other signing offered? How can you justify charging for another signing that never existed?

You did nothing more than sit and wait. If you had printed or showed up at the borrower's home then you could charge a fee. But you had "nothing" to cancel. You didn't mention having other loans around the same time.
