confirmations...

I want to make a confirmation sheet and send it to all companies. wishwishwish....

I'd have an order number (for my invoice)
The borrower's name, address, etc.
Date and time.
My name.
My fee.
L.O.'s name/number, and 'after hours' cell number for the closing.
Any special instructions.
The phone number of the SS or TC.
The acct number to send back docs.

I would get rid of the two or three extra pages of instructions throughout the docs that tell me

call and confirm immediately upon receiving confirmation.
to be on time.
how to dress.
what to say.
what not to say.
where to fax or mail... regardless of any other instructions.
make a copy for the borrower.
and last but not least 'tell the borrower' when you confirm that you need a copy of their license.

Most of the borrowers have no idea that I need this, why can't they be told when they are 'told' what time their closing is???

What I really want to say is...if your house is uninhabitable or if I have to hold my breath, or if I have to sign on a lace tablecloth or a board or if you have forty seven dogs running loose outside to greet me and try to commit suicide as I try to get close to your house...can we do this ANYWHERE else?

You mignt add, if you want a copy of borrower's ID, tell them when you set the appointment, intead of the notary finding out when we are at the table.


Don't you love the houses that have beautiful tables, all set as if they are expecting dinner guest in 1/2 hour, and want you to bend over and use the coffe table. It amazes, me who are they trying to impress. "I have nice china". Put it in a china cabinet. Don't you wonder if and when they have guest if they wash the china first? I keep mine in zippered containers, it is ready when and if I want to use it.

Interesting comment. I find it extremely interesting the

things people notice in others home. This is in no way meant as a criticism. I am sure that we all have our own pet peeves: I know I do. I'm an inveterate people watcher and I just find it intresting how we differ in the things that strike us in the way they do. It might be an interesting survey question (at least for me) to list the 5 things that aggravate you most in a borrowers home and the 5 things that impress you most, and I mean you generically here as in everyone on the boards.

I just want a clean 4x4 area to sign docs
no kids jumping around the table
no animals scratching of licking or jumping at me
don't answer the phone and keep me waiting while you make plans with Mildred
tell whoever is watching tv to turn it down

I forgot the most important...I'd like to be able to breathe painlessly!
I find that most messy or extremely cluttered homes offer the highest nasty pet smells, it really grosses me out.

I like cats, but I went to one house. Lady had nine cats, she was about 35. I don't think she changed litter box in a week, had pie tins filled with cat food on the floor, table, counter, what a smell. That was the worse house I'd ever been in to date. Had to keep holding my breath.

Don't get me wrong, I just find it funny when there is no other table to sign at, let alone eat at that people would set the table as if the are having a 10 course meal.

For me, I notice the warmth. Not the temperature, but how inviting and welcoming a home is. I've been most uncomfortable in "showplaces" that just seem cold somehow. Makes me nervous for some reason.

me too TG, I've seem some charming places and I've taken notes on some decorating tips. Some of the accessories and color arrangements on walls I've seen are too cool! I never thought anything other than white looked good lol

You must be talking about my ex-sister-in-law. Three kids and this house was spotless. Just not normal. The kids had to stay in the basement whenever they were home. I could actually see myself in the entry way floor -- didn't need mirrors on the walls, just look in the entry way marble! Living room was white carpet and white furniture. Entering the living room, I just always knew that I had probably sat in something before arriving or had something stuck on my foot while walking on the white carpet and sitting on the white couch.

I remember the first one, with the spoiled rich lady from New York, swapping the the New Jersey Mom who drove a bus, did medical transcription and chopped wood.....all before lunch. Wow.

Very true, Chris. It sets the tone. I hate it when I'm greeted with some reservation or like I'm a policeman for the lender.

I agree, I love to watch people, especially in Las Vegas.

Peeves

Rude people. No excuse for this. Had one once, she wanted someone from the title office to come present the documents, was mad, because I was JUST a notary. The title company was 250 miles away. This was a new purchase, and she had her choice of title companies and didn't take it, used the lenders.

Smelly homes, ones that I have to hold my breath.

Unruly animals that jump on you and borrowers do nothing to control them, but I love the little dogs that come over and lay on my feet and keep them warm.

No table or counter to sign on. Very difficult with large packages. Had one once where the table was so full of junk it was at least a foot and half full. She had us sign in the living room but, she had no lights in the living room. The light was coming from the dining room, took twice as long just trying to read what the docs were, asked for a lamp, didn't have any. No counter space it was full also.

Things I like

Friendly people. Understanding people, that realize I had nothing to do with the loan and can only point things out.

Clean Table, or they clean it when I get there.

People who ask if I mind if they smoke. Asthma

I don't mind little kids, love talking to them. Have had many crawl up in my lap while the signing is going on.

I guess I never really thought much about it. Its a job, I go, I notarize and hopefully I get paid. My biggest aggravation are the SS because they seem to think that they can dictate terms after the fact and frequently have a supercilious attitude. Anyway, I really dislike rude people in general. I love animals but I really dislike having them jump up on me. I try to dress professionally and there is nothing that irritates me more than to have a dog jump up on me with dirty paws: I like wool and wool needs to be dry-cleaned. I know that for some dogs it is the way they greet: my Chow raises her paw in greeting (as do some other breeds) and I usually reach down and shake it to keep her from getting me dirty but she has been trained not to jump up on people. In my opinion animals that behave in an inappropriate manner are usually as a result of the people. Being in a rural area things tend to have a little more dirt around. I really dislike being put in an uncomfortable situation by the LO's. I have completed a number of signings where It is obvious that the borrower is being taken advantage of. I just keep my mouth shut and complete the signing. Unfortunately we have people who don't have a lot of education in this area because historically this was a natural resources based economy until very recently: even now. I just completed a timber harvest on my property this year (I have a 100 year sustainable timber harvest plan known as an MTNP) I have seen where the LO has put people in a situation where they have borrowed on a family homestead, maxed out the equity, have a high cost loan, and have no idea what to do with the money, literally. I ask if they understand what they are doing and I explain the docs as we go through them, in terms they understand. I really can't do much more.

I really enjoy people who are comfortable with the numbers. I like cordial people, and I have thoroughly enjoyed some of the signings I have here. I have been to places where people have used their equity to leverage their business. In agriculture there is a definite relationship between just making it and using the equity on your property to make paradigm changes as in a dairy where the equipment they buy with the proceeds of the loan allows them to build a high tech milking parlor or to expand the gallonage of wine production, or to reduce the cost of planting etc etc. One local winery built a yeast production facility because they wanted to be able to control the quality of yeast (definite impact on flavor) themselves. I guess for me a place does not have to be a palace to make me feel good about the deal and I take people as they come. I have had signings where the people obviously work the earth and yet they are happy and warm and friendly. I am sure that some read some of my comments and think that I can mean but I like to help people who help are willing to help themselves and I have little tolerance for pikers. So I guess the surroundings are less important to me than the people involved. The smells at a goat dairy aren't always the best but the cheese that was freely given was divine (the dairyman said that his mother would be upset if she thought that someone had come to their home and left with nothing). I've signed loan documents on the frame of a log truck out in the middle of the redwoods. I'm not sure I can really quantify what I like and don't and maybe that was why I was curious to see what others thought. We are coming into a part of the year where a little retrospection is in order (New Years, for me) and on the whole I have had a great year and I'm looking forward to the next. Who knows what it will bring but it is always an adventure.

I'd be very interested in the behaviour training to NOT jump up on people. And you are absolutely correct, it IS the fault of the people, not the animal. If you have the magic cure, please email me at your convenience =)

It's the last and only thing I've still yet to train and after paying for one trainer...and researching others, still haven't found the cure (and I simply won't "knee" a 4 lb dog in the chest as I've heard others do...for one thing, the knee would land about eight inches too high).

Yes in your area those paws are a bit muddy, it would irritate me too.

Oh, I like the rest of your post too...sorry, I get off track with the dog stuff, selective hearing dontcha know =)

Gosh, I really have no idea

I can understand your reluctance to knee a 4 pound dog. Mine weighs in at 12 times yours and she responds to a firm no usually. When she was little it took a lot of work because Chows are notorious for being "stubborn" and you have to constantly reinforce. However I am told that chows are sentient dogs. I don't know if chihuahuas are or not. But you can actully see mine reason at times. I have found that mine only disobeys when she believes that I am wrong (extremely frustrating) and you just have toconstantly reinforce training by repeating it. I know that Chows do not respond to being mistreated at all, I never hit dogs not even with a folded newpaper because I believe that it makes them distrustful. Mine will usually do just about anything she's asked: she understands a surprising vocabulary. I'll ask around because I know several people here who breed Chihuahuas.

however I see mine reasoning as well. It's funny - those little 'liquid' eyes in a pretty chihuahua are something. He "gets" alot...even with the exuberance of an almost 6 month old. The firm voice works...unless the temptation to run and meet a new friend takes over. There's my problem.

When they say knee it in the chest, you are really just raising your leg to keep the dog from being able to lean on you. It gets them off balance and get back on all fours, you are not hurting it.

One way to keep dogs from jumping on people, which will work if you 'work' at it, is to step on their toes while commanding 'no'. I don't mean you STAMP; just use a slight amount of pressure. You can reinforce that by pushing them to a sitting position. Repetition is required!
I have 2 poodles, which I got as adults, a M/B poodle and something, also an adult, as well as a Shelty, which we got as a pup. I can't get them to shut up. Constant barking when they see ANYTHING in the yard or someone comes to the door. Can't seem to stop the clamor. They feed off each other.

Great luck with that pool. Cheese, I've got to ask is that regarding my post or your dog if you have one. Mine loves cheese and I always have an assortment because I love it myself. I even stop at In-n-Out and get my Chow a patty with cheese on it, she recognizes the yellow arrow from afar.

cheese for me! I'm a cat lover. Grew up with an Irish Setter, I loved 'Goofy'. Haven't had much luck with adopting the doggy criminals from the pound over the years. They either want to destroy the place, not housebroken or run away to get arrested again. I've had the springer spaniel that sprung over a 6 foot privacy fence and a cocker that dug to China to escape! Then there was the long haired mixed lab that pee'd in every corner she could find.
My eldest daughter has one of those chihowahowas. I swear it looks like a vampire cow bat. White with big black circles and the eyes, one blew east and one blew west! yeowchSmiley
She loves it to death!
