e-docs

I charge 25. for edocs. Curious what others charge? also, do you have a limit of x amount of pages? I normally prefer edocs, but this week had 300+ pages....and I had quoted 25.

I had a Refi and second. With both loans I used 350 pages with out copies. I remember when I started as a Closing Agent for a Purchase they normally were about 50 pages.

I think everyone's pretty standard on the $25 edoc charge. That's usually over and above the fee for whatever you're closing. For example, I charge $XXX for a straight refi, but a first and second is $XYO. + the 25 fee for edocs, so when I quote, it's all inclusive. Example: $275 for 1st and 2nd about 10 miles away. $250 + $25 edocs. I also tell them I charge a $25 faxback fee for anything more than 4 pages. That usually changes the need for faxbacks.

I charge $35.00 for e-docs and $35.00 for fax backs - the fax back fee seems to get them to say "forget the fax backs" - or, if it is really necessary, and if they want me to do the closing, they will usually say okay. I always, always, always make it a practice to ask the following questions first: what kind of loan are we looking at (i.e. first, or first and second, etc), are there any faxbacks? and what is the zip (this way I know if it is way out in left field someplace) and I can then give them my fee. Works for me.

Monica, you and I do business pretty close to the same. The only difference is my fee reflects a little more instead of quoting a larger edoc fee. I agree with the faxback fee. Just mentioning charging a fee for faxbacks has worked wonders for me.

I usually ask how many pages because I charge $25 for edocs up to 200 pages including the borrower's copies. If they don't know how many pages, I say up front that I will be charging additional if over 200 pages for the two sets. They always say ok, and I usually only charge $10-15 more depending how many more pages beyond the 200.

Beth, my brother-in-law is a signer in Maryland also. I understand you all have to have a special license there and if that were the case here, I would charge more. These fax backs are a bunch of baloney. See what happened to me tonight in my message entitled A&M Closing Service. I guess they think that we are all stupid and don't read these confirmations. happy New Year.

e-docs are the loan documents you need for a closing. You either receive them overnight or thru e-mail, (e-docs) which you open and print two sets of copies for your appointment. There is usually another set of HUD and junk docs to follow, so make sure you get everything you need before you leave for the appt. There's no special software to buy, you'll learn as you go how most companies send them, most are thru adobe or in pdf format.
