Maybe someone who has been in the business longer can enlighten me. Why do SS and Mortgage companies always wait until the last minute, or later, to send docs. We agree on an appointment time yet I'm put on standby. Often I don't hear anything unless I continually call the lender or signing company.

You have to set a cut off time for edocs, usually two hours before the signing. Otherwise, they will push it to the last minute and beyond. They think we have miracle printers ans can fly to the appointment. SS are the worst. Tc are usually better

Unfortunately this is the way it has become, brokers trying to push through too many loans. What I usually do is them what is the latest I can accept the docs. You would be amazed when you call them and tell them you are cancelling, how fast the docs get there.

I often will tell clients my cut off time, and impose a $25-$50 penalty if they get the docs to me after that time....reason I give is that I have other closings, and they would inconvenience my other bwrs.

The docs are usually on time, or close to it.... and most of them will accept the penalty if you tell them it pushes other closings back.

I couldn't agree more, even though this was my first e-doc signing today. I did not receive the docs (and applicable software to view and print them) until about 1 hour before the signing, which was 30 minutes away. Did manage to make it on time, but did not like the feeling of being rushed.

It's not the late docs that bother me...

What I don't understand is the late phone calls. I got several calls last week after 7pm for signings that had to be done that night. What are these co's waiting for?

I experienced the same and it's funny because even though it's late in the evening they still stick to their $65 + $25 edocs. Sheesh, why bother calling!

Howie, you'll save yourself a lot of grief if you just accept that is how it is going to be much of the time. Dont' even worry about being late in those situations, it's not our fault if they don't give us time to get there. Just let the borrowers know and that's all you can do.

Reap the benefit of a last minute signing. Most of these companys are eager to close the loan. I charge 200.00 for last minute signings after 5:00 p.m. I have a life too
