vent of the day

Took an assignment from a SS Monday and the agreed to meet my fee. O/N docs refi.
On their confirmation there is a note saying (possibility of changing to e-mail)

No notification of change. No O/N docs. At 2:00, 2 hrs before closing get e-mail asking if docs received. Then I knew it was going to be e-docs. Docs arrived 30 min before closing (30 min drive to borrower). It is a piggy back.

I relook at the confirmation and on the bottom is a section "Additional Notary Fees"
2nd loan - $35, Email fee $25 piggyback e-mail $45.

Beware, read the entire confirmation and don't get suckered.

Ouch!!

Tough lesson to learn. I'll bet we have all been there. That's one thing about this profession you learn something new every day. Don't beat yourself up just make a mental note. Keep a list of the companies you don't want to work with in the car and by your phone .
As a rule those are the companies that waste your time "jumping thru hoops" as well. Coal in their Christmas sock!!! Just for being sneaky.

Nations Signature Closers...

You need to make sure you have them change your fee within 24 hours of the signing, or you'll be hunting it down 30 days from now.

Personally, I would have called them before I performed the closing and told them that my piggyback fee is $xx.xx and not what they have listed. They are a fair company to work for.

One of the things I question is why you were surprised it was edocs when it got around to 2pm with no overnight docs. My overnight docs always arrive by 1030am. If they did not, I'd be on the phone at 1035am to find out why not. At that time, I'd renegotiate the fees.

On another note, and maybe you all think I'm stupid, but even if your base fee is only $75, I'm figuring you're getting $180 for this job. If your base is $100, you're getting $205. What's wrong with those fees, unless this is an AQ loan, when you're only going 30 minutes away?

Also, I love 4pm appointments...hate those late night ones. I'd have been happy with your assignment, other than the fact that they didn't disclose all the facts in the beginning.

Looking at your message again I may have misinterpreted the fee structure. However, even in that case, you'd be getting $155-$180 for this job..still a good fare for one appointment.

I would agree with Betsy that when the o/n package didn't show up, that you should have known then it was edocs.

You don't mention your base fee, but assuming it was $75, then you got $35 for the second loan, and two email fees totaling $70? As Betsy noted, and if I am reading correctly, this would be a $180 job, which is pretty good for a double, email package, from an SS. Even at $150, it'd be better than most SS for that kind of package.

I see the $$s differently - if base is $75 + edocs $25 and piggy edocs is $35 = $135. Or am I reading it wrong?

I dunno Art. The original email was not all that clear. It sounded to me like it was $35 for second loan, and $45 for edocs for both loans. If base was $75 then total is $155. If base was $100 then total is $180.

$75+$35+$45=$155
$100+$35+$45=$180
