whew! I made it through....
my first purchase. Boy was I a nervous wreck after I got the call from SS. I told them that this would be my first. She said no problem, it's an easy one....no sellers, just buyers! Wanting to go into it as prepared as possible, I came to the trusty Notary Rotary and did "The Search". Found a thread with info from PAW which was very helpful (Thank you PAW). Recieved the docs...I'm off. Half way there...oops my pager, oh well they will have to wait till I get there(No cell service here, maybe in the next Century). Arrived at signing which was held at the Realtors office, salesperson told me a new HUD is on the way. Hence the page. Enter conference room and lo and behold there sits 2 agents, 2 sellers, and 2 buyers. Heart started racing...took a deep breath...I can do this. I can I can I can.... New HUD arrives....Ready to begin. Started with the sellers (least amount of docs and no need for them to be there for the borrowers financing). Gotta love those Real Estate Agents (by the way I fall into that category too). The sellers agent was very controlling....had to put a stop to that right away...she complained about everything and the sellers didn't seem unhappy with anything. Finally made it through that in only 1 hour and 15 minutes for about 20 docs....Bye bye sellers and their agent. On to the buyers....1st and 2nd and breezed right through....no problem there. Now it's off to the Registry 60 miles away I go....arrive 30 minutes before they close. Have the docs in order to be recorded...arrive at the counter...hand them across....oops, seems we have a problem, not sure if they can be recorded.....okay we fix that problem....we can stamp and record today, but you can't have the docs back. Call the TC, said they'd take copies of them until the originals get sent back...they will reimburse me for the cost...Done! 60 miles back home...prepare the docs for shipment...schedule a pickup....relax!
What an experience. I would like to thank PAW again and everyone else on this site. You have all been a tremendous help to me.....I hope all of you have the Happiest of Holidays and I look forward to all the future advice and hope that I will be able to help from time to time also.

cmd NH...question...
can I ask (and you don't have to say really) but, can I ask approx what you made on all that work? Please say at least $250. It's just seems like that was a lot of work for anything less than that amount. A 1st, a 2nd, sellers that weren't supposed to be there (time), driving 120 miles RT just to record, the fact you have to record, and then some.
Just wondering.

I definately got more than $250. After reading the threads on purchases I knew better. The SS and the TC were both very pleasant to work with....hope to do more with them.

Thank you! I'm so glad I joined this site. I have learned so much from the more experienced Notaries on this site. I am constantly learning something new here....and enjoy the laughs in between it all. Have a great day!

Its great you did your first. However you should do the loan first then the sellers. Because if the Borrower decides not to sign the paper work its a mess. If seller not there you don't have the seller leaving thinking it closed.

Janet - there's several reasons the sellers are done first. One reason is consideration, since they have much less to sign, generally takes less time than buyers, simply more considerate.
But another crucial reason is - until the sellers sign the deed, the buyers do not OWN property upon which to place a lien! Now, certainly it's a moot point at the end of the day, provided all parties sign their respective documents - but should something ever happen (and nothing ever happens, right? LOL!) and sellers don't sign that deed on THAT day, there is no legal way to fix it except re-draw the loan. Can't have a mtg dated BEFORE a deed.
