Bad timing with overnight delivery of loan documents

Has anyone else suffered delays and cancellations due to unfortunate delays in document deliveries? This brings up the question of if a notary should accept next day assignments or early mornng next day assignments. Even with e-deliveries I find that often a comprehensive review of documents is not possible until the time of the signing.

Just curious, why is a comprehensive review of the documents necessary and what benefit do you get from it? Almost all loan packages have the same basic documents.

I have received documents with names misspelled, left out, inconsistant, and improperly placed on forms. I also have had to change rescission periods, Check for missing attachments and unfilled items, Change wordings of 'we' to 'I', etc., incorrect dates. Granted they are rare but they do happen.

Overnite docs are real joke in my area. There is no delivery early AM. If my UPS and FEDEX drivers didn't work with me I couldn't do overnite signings. I really prefer E-Docs. That way I can review and still be at my appointment on time. And some one who does not check their package/docs is asking for trouble

not sure what you mean by 'someone who doesn't check their packages is asking for trouble'. I don't check mine ahead of time. I see no need to. I don't qc anyone elses work. I get signed what's there and if something jumps out at me while signing I decide at that point if it requires a phone call. I do A LOT of packages and it works for me.

Reviewing documents is a personal evaluation of risk-reward. Do you feel that 15 minutes to review each package (12.5 hrs if 50/month) is worth it? If you get one bad package it may take an extra hour or two to do the closing with all the corrections. I'll save the 12.5 hrs and spend the 1-2 hr.

I don't do any of that ahead of time. If I see something while we are signing I deal with it at that time. If you've got 5 or 6 appts. a day I don't know how you would ever get that done, especially when docs arrive at the time you're to be at your borrower's house.

Learn about all your courier service in your area. Pay attention to when your normal delivery happens... you can even talk to your courier drivers like I do. People (Borrowers) are usally very flexable and understanding to reschedule for a later sign time as well. When you accept the order make sure you know how and when the doc's are coming and if they are date sensitive ...also note the appt. time for the signing. In regards to reviewing the docs... It should just take a moment to check to see what kind of packages it is, See if anyone else is on the deed that needs to also be at the appt...but is not on the loan... and if thier is any money to collect at the time of signing. Misspelling of names can be handled in front of the clients at the time of signing. They have to intial the correction anyway! Pay attention to which lenders or title companies that make the most mistakes... and charge extra for your extra time you spend on making the corrections with the next order/ appt. signing. Make note of the mistake for your company your contacting with as well. Some service even want you to call them at the time of signing to inform them of the mistake and corrections to be made.

That's knowing your delivery service. Saturday's they do not deliver in my area. It must be e-docs. My drivers help me very much. They will call before they leave out of the depot and I meet them somewhere on the road to get my docs. Not every one will do that. But thank the Lord for the ones that truly help and care.
