TOP 10 COMPANIES

Service link, GAC, Trans Union, National Real Estate, Nationwide, Nations Signature Closers, Negretes, CalDocs, ATM, IREP...These guys set the standard and pay on or around the 15th of the month and there is NEVER any confusion. They have great employees and accounting dept's that CARE about you, your services and your $$$.

I wish I could get more title and escrow companies to give me more work and then I could hire more notaries and pay you folks on time.

YOU GUYS AT NEGRETES DO IT RIGHT.. THE escrow and title companies are out there...they are just using the wrong signing services.

Call me stupid, but I would rather have the title company ask for me directly instead of referring my potential company to a signing service, regardless of how "nice" the signing service is.

Tony, I haven't heard from you in a couple months. You would let your notaries know if they had done something wrong and you would not be sending them anymore work wouldn't you?
You were always one of my favorites and I never had to ask for payment! You are the greatest. Please call.

No, Jan, you have not transgressed. Tony has just been busy trying to find me a busty divorcee with a trust fund and a liquor store. He'll get back to you as soon as he gets her to me.

Totally agree with you on the rest, Pete except....

TransUnion, Service Link and ATM. I haven't had a chance working with them, but I say that the rest are also in my top list.

I DO 10 -15 a month for them......then after every month i can invoice them or ....i can wait up to one year and cash then ALL in at ONCE....NO MORE THAN 14 days from the day sent, you will have a complete breakdown of EVERY loan, and you CHECK. ATM and trans union are STUDS AS WELL. THEY DO IT RIGHT and keep my business in order.

They also pay $15 for edocs, no more than $65 for a signing (aren't they a title company?) and will call you before every signing to explain such tricky things as "make sure the borrower signs his name exactly how it appears on the documents", even if you've done 50 signings for them in the past.

If that's "doing it right" then I'd just as soon stick with my companies who do it wrong.

Servicelink, Transunion, GAC all owe us!

I don't think that I would put them out there as some of the best since TRANSUNION owes us from last November. 2004. We call and they say "We'll research it and get back to you. " And they never do!. Their fees that they pay have gone WAY down. Sorry, but we don't do eDOCS for $65!
GAC owes us from December 2004 They fax us packets to fill in to get pd. We fax them back , filled in and never hear anything until WE call and they fax more pages!
Now they have a new thing ...give us your credit card info because we want to do a background check on you! We have sent them a detailed state background check on us and they say ..No , we need to have your credit card info to do our own background check!! :0)
SERVICELINK has also gone WAY down in their fees that they pay. They also took 2 MONTHS and many phone calls to get our pay. Although they are current in their pay now.
Our company takes the time to download and print the DOCS and to also do a borrower's copy. We take the time to go over the DOCs and to make sure everything is right. We drive sometimes 2 hrs to go to a signing .. and since we are 24/7 sometimes it can get quite late. Several companies are KNOWN to be late with their DOCs, or for some unknown reason have DOCs that are almost impossible to download/print. We have waited over 4 hrs for late DOCs to arrive. We spend sometimes over 2 hours at a signing with the borrowers. We then check over the DOCs while we are in the local of the borrowers in case we missed anything. We drive back to our office and Again go over the DOCs. We fax back any requested DOCs and call in the closing info, we ready the DOCs to send and package them for pick up by the service and call them in to be picked up. and you want us to do all that for $65 or less????

Service link - TITLE company that previously paid $125 for overnight docs + additional for nights and weekends - I believe their base is now $65 OR LOWER in certain areas. Getting a trip fee is like pulling teeth - I believe about a 3 month wait while 'pending' shows up on your monthly invoice

GAC - TITLE company that is lowering their fees in many areas to their direct vendors yet continues to use signing services

Trans Union - TITLE company that previously paid $150 now basically a $50 company although some people do get up to $75 I believe

National Real Estate - no complaints

Nationwide - don't know who you mean - too many companies start with Nationwide,

Nations Signature Closers - an arm of a TITLE company again paying ss fees

Negretes - don't know them personally but I don't recall any negative posts

CalDocs - don't know them personally

ATM - ONE OF THE WORST TITLE companies in the business - they used to pay $110 and now I believe they are $45. they also teach direct lenders their system so those lenders use ATM's assembly line process

IREP - TITLE company that used to pay $125 now paying $115 tops for in home closings and $75 for in office closings - $20 trip fee

I agree with you. Service Link, ATM and GAC are the worst companies that I use to sign for. I would not mind the fax backs but the customer service and the fees are not acceptable.
I will not work for them. I have a base fee of $90 for IREP at their office. I won't budge and as long as I are the requested closer, they will pay my fee. I get every closing that my local branch has and if the borrower is 10 minutes late, I always call and get a trip fee, even if the borrower has called and said that they are on their way. Then the L.O. calls IREP to reschedule the closing for 15 minutes later so I get a trip fee and the closing fee. It doesn't happen much but I take full advantage of the trip fee.

Service Link is the worst. I had a signing with them and the Fax backs were horrible. I did my fax backs that night and was leaving town the next morning. I got a call that they did not get my faxes and was asked to fax it again. I told them that I was unable to do that as I had dropped the package off and was on my way out of town. She said "What!!!!! and hung up on me. They later called back to tell me they had found the fax but they still cut my fee by $10.00 for the no fax backs. I will never work for them again.

You seem like your all complaining about low fees. WHAT WE DO IS NOT ROCKET SCIENCE. YOU SHOULD BE GLAD THE REST OF AMERICA HAS NO IDEA HOW TO GET INTO OUR INDUSTRY (THOUGH ITS QUITE EASY) I will take 65 bucks to meet someone within a 20 mile radius and watch them sign 60- 70-even 100 pages and LEAVE IN AN HOUR...YOU KIDDIN ME! ITS A STEAL! GO WORK IN AN OFFICE AND MAKE 15 bucks an hour( if that!) lets see, 15x8=120 dollars, minus taxes (and you cant write evrything off like signing agents for taxes) your at 85-90 bucks and you just gave 8 hours of your life to sit in an office and make other people rich..... stop complaining about low fees for a job that someone who picked up your garbage yeterday could do!!!!

In Maryland, we do not take signings lightly. You will find that you got more than you bargained for if you come to Maryland and think that. A trash man cannot do closings in Maryland and you cannot just be a notary. We have to take classes, pay for a bond and have a Title Producers License to do this. If you don't pass their test, you don't do signings...period. If you make a mistake, or anyone involved in a closings, you can be involved in a civil suit, just like the L.O. or the Title company.
I have to shell out alot of money to do what I do here.

And it must be great to be working for RCN Corporation and waste their valuable time by visiting and posting on message boards while you're supposed to be working. Be glad you have a job that you can do that with. Being self employed has higher risks and no benefits like a "real job" and besides not everone is cut out to work for themselves

Last week we had someone employed from Merck telling everyone off. I'm so glad you all can waste corporate America's money & time. By the way, I was contemplating purchasing Merck stock but I think I will go with Pfizer instead - at least I don't see the employees posting messages on the boards.

Wonder what the companies would do if they found out what their employees are really doing during work hours?

I agree with Margaret of FL becuz Svc.Link had me faxing-back 25 pages of docs! That is just TOO TOO MUCH! I'd work for them again but would have to charge EXTRA for all those faxbacks! It is RIDICULOUS if you ask me.

You tell 'em Girlfriend!! And don't forget that Service Link now only pays a whopping $15.00 for E-Docs with their $55/$65 signing fee, & that GAC's fee is now "all-inclusive" when they used to pay $50 to $75 more for E-Docs! It so sad now. I totally agree with you, as always!!

fax backs

I don't do fax backs to my regular companies that I have established a relationship with. I have gotten paid without any problems.

I do fax back for new companies and when I have done 4 or 5 for them I ask "is it necessary now that i've done several' and they say I don't have to>

I have closed for GAC, service link TCS and Express financial Services in ny. Never had a problem getting paid. Have noticed large drop off in assignments over past 6 months. called GAC vendor management to ask what was up and they told me my fees were to high. I am an attorney and I was doing mostly nights weekends while my fees ($150-200) might be higher than in other states I guess they were willing to pay a premium for an attorney to close. Not anymore, now they wont pay more than $100 all inclusive.
