UUUMM---that site is nothing less than scary----Here is a direct quote for the site under the
"Click here to access our list of Common Closing-Related Errors you must avoid" section

The Signing Agent must sign and date the Settlement Statement in the space provided, with the heading “Settlement Agent.” On all other documents in the package, the signing agent must also sign as a Witness whenever called for, and must sign anyplace on any document that calls for the signature of an “Escrow Officer”, “Settlement Agent” “Notary”, “Closing Agent”, or any other similar designation. All documents must be properly witnessed by the signing agent.



Would love to be a fly on the wall when a escrow officier in Calfornia receives the documents from a signing agent on the eastern seaboard learned "everything they know" from that site. I chuckle harder and harder as I imagine the faces of ther processor and the LO when they see their remote closer indentifying himself as the Settlement Agent---that loan would quickly be found in the infamous
"the few, the proud, the unfundable pile"
oohh the faces of the happy L.O. and Title agency thinking of the revenue lost for the month

----wow, can you imagine the business generated daily by the SS that neighbor them in office space---The marketing would be so easy, all you would to say is "hand that pile over, you know, "the few, the proud, the unfundable pile" and I will get them fixed by the close of business today so when you do have to call the lender and tell them that you alone collapsed their pipeline at least you will have a little positive to follow with.
I wonder if any office space is available. Anyone interested in forming a partnership??

look jerk...I was posting a site where documents are explained...if you have nothing better to do than put people down, look into the mirror. Read the original post and see that I was giving new people a way to get an explanation of documents that are included in a signing. I did not say to make this site your Messiah. Apparantly each signing companies have their own rules. I never said you can "learn everything they know from that site"

UUmm--that was a liitle over the top---my dog is older now

Did you look over the site and all it directs as you send new people to it? Did you notice where new people are directed to act as the escrow officier? Messiah--that is what new people will think of this site. Guess what---this is how "the few, the proud, the unfundable" happen


Chill out---if you are going direct new people to a site please make sure the site is reputable and has good info---

Please contact me at (973) 885-8129. You and I need to talk before I have to dig around and find out who you are, and begin my lawsuit for libel.

If I do not get a phone call from you within the next 7 days, that will be my next step. Big mistake running your mouth in such a libelous fashion. And in the future, it would be in your best interest to verify your information before posting it to the world as fact.

Your claims and innuendo are so far from the truth it's borderline shocking. I thank the notary who alerted me to your posts.

Overe the past 2 years, we have worked with hundreds of signing agents, and we have a phenomenal relationship with our colleagues. You are going to regret ever having attacked my reputation and the reputation of my company. I am awaiting your call.

Re: Explanation of docs very thorough -- thanks!

I checked the site out and saw that people will be able to download sample loan documents, although that part of the site is still under construction. There is also a FAQ section and a test to test your signing knowledge, although I didn't check those sections out. I also didn't read the company policies or signing rules/requirements, although I thought the explanation of documents was very thorough and well worth the time to check out. Thanks for your contribution.

Apology & My Problem With Platnium--50.00 and RESPA-

I didn't mean to attack the person who posted the link. Actually I thought that was nice to do that so I followed the link and that is when I was outraged. It is the site that angered me so. I apologize if my anger seemed to be directed at the orginal poster as it isn't you. It's the site, the obivous way to dodge RESPA and the affilation that stinks.


Plain and simple--Platnium is shameless -they are a SS whose owner works/partially owns---(nepotism) a title agency. They are a title agency who is double dipping. ---RESPA----Their contract states the measley $50.00 but the price they charge to one who hires them (Lender) is 150.00 (that is just the closing fee--no title work at all--no search--no disbursement, nothing. If a lender has a title and just needs a closer than 150.00 is the price the borrower will pay and then they make a call or do a search on notary rotary and make 100.00 for that search. They are using this board for free advertsing and I think that is shameless.

I wonder about the legality of a third party that is bound to RESPA as a licensed title producer making a 200% mark-up for virtually nothing. I mean what would they say if the RESPA police stopped by. "Yeah, I think 100.00 is fair for a simple interent search and a phone call, don't you?"

However,
The business line is a cell phone for Platnium for goodness sake (don't want the 50.00 notary know it is a title company). To a residential address no doubt. They in no way disclose to the notary that they are an affiliation (is affilation even the correct word here) with the title company. What is this guys overhead that justifies keeping 100.00 of the fee? The cost of pre-paid cell minutes and e-fax? I mean if you got burnt how would you contact them if you didn't know the Manchester Title affiliation? Keep on calling that pre-paid cell phone while it is sitting in some garbage can at a strip mall ringing away? Really look at that site and look at all the services they offer the clients (that you the notary will be performing)
They are faxbacks to more than one party, split packages, etc
And in their contract they have 50.00 for a wriiten fee that you the notary accept when signing the contract. Come On

And sign as the Setllement Officier too? I will addresss that RESPA problem later

And the testimonials--give me a break--other title companies would never say these type of things. What they are going to admit that another title comany, their competition, "covered their butt" YOu know they wanted to say CYA-- and I quote from the site

Just doesn't pass the sniff test. I am not done with this one.

I just see notaries getting burned and that bothers me. New notaries are going to hit that link, sign that 50.00 contract and never know that the owner iof the buisiness is the real escrow officier. I am thinking that is why they have the notary sign as the Settlement Agent so all this crap doesn't need to be disclosed on the HUD and it covers them in a RESPA violation. 50.00 and responsibilty for proper disbursement----what a con.

I just thought it was funny to see "someone who has been around the block" get so defensive!
This is exactly how you should feel with the way all of you pros treat the newbies!!!
