When you send an invoice do you usually fax it or Mail it? Also is there a place on line to soo if a loan has closed and or funded? I remember someone saying you could find out some how but I can not remember how . Thanks Della

If your county recorder is on line, you can sometimes tell if the mortgage or deed recorded just by going to their site. Do a google search for "Your County Recorder" and you should be able to find it. In Ohio, I can look up Ohio State County Recorders and I will get a map showing which counties are onlline and which aren't.
Be aware, that sometimes it is weeks before it is actually recorded.
As for invoicing: I always generate an invoice. If it is for a title company, I include it with the package. For a signing service, I fax it back with the rest of the faxbacks unless they have their own version. I know there are companies that want it snail mailed, but I have only had to do that for collections.

Quickbooks is a great program....perhaps a little more complicated than those $30 programs. But it can generate great reports such as A/R aging, etc. If you have a fax modem connected to your pc, you can plug a phone line and fax your invoice directly from Quickbooks.
When I get an assignment, I enter the info into Quickbooks and generate a "pending" invoice. When the job is complete, I change the status of the invoice to "final" and fax it to whoever is paying the bill.

The assigning company usually advises on invoice submission. Service Link for example requires an original to be mailed in as they will not pay from a faxed copy. Some companies will give you a choice as to faxing or mailing;others want it submitted with the loan package. The bottom line is - find out what the assigning company wants you to do. Sometimes individuals do not follow the required method and that is what leads to payment delays!
