Paid when funded

What do you tell a signing company when they tell you that you will be paid only when the loan funds?

I tell them I will not do the job.

One of the many reasons besides not working for free:

If I don't get paid unless the loan funds, then I am no longer a neutral party. I cannot act as notary in these situations.

This also applies to companies who only pay a "trip fee" if the borrower
*doesn't sign
*signs but cancels
*loan falls apart for any reason
