I have a question. What would you charge for doing e-docs same day, town around 10 miles away. Titel company only wanted to give me $75.00. I said $100.00. They never called me back. And I thought $100 was cheap!

That really is cheap for a TC. I'd be in the 125-175 range with the edocs depending on my relationship with the TC, especially on short notice.

$100 seems fair to me - maybe a little low, but still in the "fair" category. If its a company you think could become a regular, I'd take it.

See, that is what I thought. I'm trying to get in and established. I don't want to work for nothing. Anyways, they found someone to do it cheaper.

Well could you have taken the assignment and done a good job and then tried for a higher fee for the next one? It's hard to get experience when you want to be paid the same as someone who already has experience. I don't know how much experience you have I'm talking in general. I think I would have taken the $75 and then tried to prove myself and make a good impression with them. b.

I did one last night (at last minute) for $100 ($75 + $25 edocs). It turned out to be an 81 page loan package plus additional 40 pages of scanned pages from title to download and print. The borrower only communicated twice with a mortgage broker over the phone. When she saw the final package she was so confused because the type of loan (Option ARM - Refi) was not clearly explained to her by the broker. It took 2-1/2 hours to get through the signing. No one was available to talk to (of course!)... so I just kept reminding her that she had duplicate copies to look over on her own and that she could talk to her broker the next day and that she had three days to cancel. She signed everything!... I went home! I'm fairly sure she will cancel. If she does my fee is reduced to $50. At this rate I'll never be able to quit my day job! Hey, BrendaTX.... HELP!

Yep, these things happen. I am not in favor of accepting a trip fee and I would really try hard to avoid that, however, I figured out that it is better for me not to get too worked up over $25-50 and "what if." I have a terrible temper if I ever let it get the better of me. And, when I get mad, it's harder on me than anyone else.
Find a better client to replace them and put it behind you. Of course, don't give up trying to collect...but just don't engage into the "principle of the thing." Distance how you feel over it and be very matter of fact. Focus on the future and better clients. Off set things by looking for ten new companies three days in a row.
I am just so glad I have not run into many bad 'uns in my business. I am not aware if ANY loan cancelled after the fact in 19 months.

I wouldn't go either. Last day of the month and it's usually our busiest time. Nothing less than $100.00

You give such fabulous advice! (honestly)
Why do I feel that this message was just for me?
I don't have what I would consider a terrible temper... but I do get all fired up when I encounter 'injustice.' On a board like this that is meant for discussion... I just can't help standing up for what I believe in!
The reason that I am taking the time to say this is because I don't want my heated posts to give newbies the impression that I go around biting heads off or burning bridges. That is just BAD BUSINESS! I ALWAYS handle things (even a proposed trip fee) with grace and professionalism and I don't let it keep me up at night... despite what it may seem like.
When I come here... I am passionate and opinionated and brutally honest... in a way that I can't be when in 'working relationships' with others.
I do however feel strongly about the issue and I hope that we can do something to turn back the tide of the dwindling signing fee and the trip fee.
The more and more large lenders and TC's that turn their accounts exclusively over to SS's... the more we will be at their mercy and not able to negotiate. I am in a rural area which truthfully is the ONLY reason that I get the 'fair' fees that I ask for from the SS's. If they had a choice to pay $50 or $100... no matter how great of a job I do... they're just going to take the $50 notary... and ask for faxbacks to make sure they did it right.
I don't want to put this behind me... I want to change it... and I'm probably completely out to lunch.
But to the newbies... truly, don't pay any attention to any of my posts... in fact you may be better off to skip them completely! Take Brenda's advice! Find better clients... put the bad ones behind you and leave the battles to me! (I would put a smiley here but I don't friggin know how!... see how much I know?)

Angelina: I work in a dog-eat-dog, shark infested group of folks called title companies, and have so for over 20 years. In all that 20 years "grace and professionalism" always, ALWAYS wins the order. Take my word for it, because time and experience is on my side.

Not so, unless they want the aggrevation. True professionalism saves TIME AND MONEY. That is what is known as VALUE. Don't forget it, and don't give up. Value wins every time.

Nope, you're not, and don't give up. It's what's kept me my reputation, my income value, and my integrity. You're right on track, girlfriend. A bad day doesn't mean a bad month, or year. It's just a blip on your long-range radar screen. Hang in there.
