GA Question, please
We have a signing in our office in NY tomorrow (with an attorney present) for a GA property...I think its the first GA property that I have seen docs on. Would someone with GA knowledge mind helping me familiarize myself with the docs for the morning, please?
1. The acknowledgement has a section for the attorney/notary and an "unofficial witness", is that where the witness that the client is bringing signs? Seems pretty obvious, but I haven't seen any docs that look exactly like that....seems weird to have the notary/attorney sign in the same section as someone else.
2. Does GA require an attorney for all loan closings? This is a refinance of a second home and an attorney will be present, but I am curious if their law applies to all homes and all loans.

Yes, GA is an attorney only state, but if the signing is being conducted outside the boundaries of GA, then it is not required to be done by an attorney.
Georgia is also a two witness state, where one witness must be the notary. The other witness is considered an "unofficial" witness in that it is not a officer of the state nor a principal to the transaction.
